Reviews and approves emergency action plans and disaster recovery prepared by property managers. Manages and coaches facilities staff to deliver excellent service levels for the client within budget. Ensures facilities procedures comply with local, state and federal regulations. Reviews capital project budgets and operating budget reports for multiple properties.  Work with property managers to create action plan to improve financial position.  Works with property managers to manage energy management initiatives including ongoing evaluation of utility consumption rate structures, implementation of cost reduction programs, and assimilation of data for inclusion in benchmarking database. Researches and implements new technology to improve operational efficiency. Manages the procurement of building and maintenance supplies, equipment, furnishings, and outside facilities services. Reviews daily paperwork for maintenance staff and discusses issues with maintenance technicians as needed. Continually monitor staffing needs. CONSTRUCTION Supervises a small construction crew.  Responsible for managing all processes of construction projects for multiple commercial properties. Manages scheduling of construction projects.  Manages bidding process including bid evaluations, contract negotiations and project implementation and management. Oversees the quality control of construction projects Prepares project cost estimates, value analysis, and construction studies. Manages construction project budget.  Monitors expenses to ensure project progresses on schedule and within the prescribed budget. Attends and facilitates meetings with building owners, tenants, contractors, architects and city officials. Reviews project cost estimates, value analysis, and construction studies.
