Superior Results, NationwideWe are currently seeking an experienced maintenance supervisor to lead a team of technicians, cleaners and painters at our Saddlebrook Apartments in Lexington, KentuckyMAINTENANCE SUPERVISOR The Maintenance Superintendent is directly responsible and reports to the Property Manager. In coordination with the Property Manager he/she insures the physical operation and proper appearance of the community, both interior and exterior. Primary Function: Direct and administer entire maintenance program, including but not limited to supervision of all tasks, preparation and implementation of budgets, coordination of all shipments of supplies, payments of bills, record keeping, preparation of schedules, supervision of personnel, and performance of work orders and other jobs as required. Qualifications, Skills and Experience e: Education and experience requirements include high school diploma or equivalent, technical training in one or more trades or a minimum of 2-3 years maintenance experience required. Must possess a basic knowledge of, and ability to supervise others and an understanding of principles and procedures of building maintenance. Responsibilities:1. Conduct all business in accordance with company policies/procedures, Fair Housing, American with Disabilities Act, state & federal laws, OSHA, and all other laws pertaining to housing.2. Must be CFC or CPO Certified (as applicable) or be able to obtain any other license or certificate necessary.3. Coordinates daily with Property Manager on overall maintenance programs, projects and expenditures.4. Coordinates with Regional Maintenance Manager on mass purchasing, contractual projects and programs, problem areas, budgeting, hiring, and training.5. Must be aware of physical condition of property throughout the community and immediately correct unsafe conditions; e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights.6. Inspects vacants, buildings, grounds, and public areas periodically.7. Schedules, controls, and maintains accurate records regarding preventive maintenance, service requests (received and completed), expenditures, apartment make-ready status, work-in-progress, etc.8. Assist in keeping grounds neat and free of litter. Rake, sweep, shovel, and plow, as circumstances warrant.9. Must maintain or supervise pool pumps, motors, chemicals, etc.10. Must maintain or prevent liability with amenities such as fitness center, playground, pools, etc.11. Performs all duties and responsibilities incumbent upon a maintenance mechanic including carpentry, masonry, painting, heat and air conditioning, appliances, exterminating, swimming pools, and reading plans and drawings.12. Ensure that all make-ready repairs and services are completed correctly and on schedule.13. Change locks and make keys.14. Remove and transfer heavy appliances and equipment from storage area to apartment (or vise versa) as circumstances warrant. Assist in moving abandoned furniture, appliances, etc., to dumpster when necessary.15. Institute and manage system for handling resident service requests. Correct situations within 24 hours when possible.16. Maintain adequate inventory of spare parts and maintenance materials to handle most common repairs and situations.17. Perform maintenance tasks personally or delegate to assistants. Oversee and occasionally inspect work performed by assistants.18. Schedule maintenance personnel in conjunction with Property Manager so that maintenance is available for emergency purposes, 24 hours a day, seven days a week.19. Manage the maintenance budget.20. Pays bills, prepares budgets, and coordinates non-budgeted items with Property Manager and/or Regional Maintenance Manager.21. Follow Company purchase order system when purchasing supplies or services.22. Report all major repairs and requisitions to Property Manager prior to any expenditure of funds.23. Responsible for supervising, working with contracts, and managing contractors.24. Interviews/hires support maintenance staff.25. Establishes and maintains personnel records on all assigned personnel. Resolves personnel problems, enforces safety practices, sets up training programs to educate individuals in all aspects of building maintenance.26. Recommends salary adjustments, promotions, terminations, and periodic personnel appraisals and reviews to Property Manager and Regional Maintenance Manager.27. Conduct regularly scheduled safety meetings with entire staff. Keep MSDS sheets current and readily accessible. Maintain thorough knowledge of pertinent laws and EPA and OSHA regulations governing community storage and management of hazardous materials, including solvents, flammables, caustics, and refrigerants.28. Perform work area clean up and safety related duties.29. Schedule and perform minor and routine maintenance on all appropriate equipment on a regular basis. Inspect and maintain all tools in excellent condition.30. Ensure that storage areas and/or utility rooms remain locked when not in use.31. Identify all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts and prepares maps indicating same.32. Conform to company-approved dress code.33. Performs additional assignments as directed. Authority: Has authority to implement all aspects of the maintenance, club and pool, and garage programs of the annual business plan (budget) which includes all expensed items and personnel administration. Must seek prior approval for all non-budgeted items. Comments: This is a line position with profit/loss responsibility. Must have a general knowledge of maintenance and must be familiar with the interrelationship of maintenance, marketing and management. Position requires a high degree of energy and human relations skills. This is a combination work/supervisor's job. Must be an excellent communicator and motivator. Requires personnel contact, proper conduct, and a high level of competence and efficiency. This position involves overtime, holiday and weekend work, ownership of hand tools, being on call, and possibly living on site. The capacity to perform sustained manual labor, work in inclement weather and work on roofs is important. Required to wear uniform.
