Job Title: Assist Maintenance Supervisor Company: Colonial Estates Location: Springfield, MA Description: General Statement of Duties: Responsible for implementing property’s maintenance and facilities activities. Initiates planned maintenance programs for equipment and machinery. Develops and maintains budget and expenditures. Assists with performing daily hands-on maintenance duties. Prepares purchase orders, requisitions, and contracts for maintenance equipment, supplies and services. • Assists with preparation of maintenance budget. • Conducts apartment and property inspections. • Monitors completion of preventive maintenance schedule. • Oversees property related trash and snow removal. • Maintains decorating replacement schedules. Oversees and schedules unit and common area painting. • Works patiently, professionally and cooperatively with residents and staff. Preserves and respects confidentiality of resident information. • Schedules and coordinates exterior siding repairs, emergency roof repairs, minor repairs to HVAC systems. • Picks up and delivers materials when necessary. • Fosters a positive, active and collaborative relationship with residents, communities and associated agencies. • Enforces and adheres to company policies, rules and regulations. Minimum Qualifications Education: High School Diploma or G.E.D. required. Certified Apartment Maintenance Technician preferred. Experience: Five years of related property maintenance work experience desired. Designated certifications where required. Qualifications and Skills: Ability to manage and supervise maintenance staff. Must possess neat and orderly work habits. Maintains a valid driver's license and excellent driving record. Possesses adequate knowledge of plumbing, electrical, heating systems and general carpentry. Solid interpersonal skills. Ability to handle emergency situations and pressure due to complexity and time sensitivity. Background Check: Criminal offender record inquiry (CORI) for Massachusetts maintenance employees with master key or unsupervised access to apartments.
