Other duties may be assigned. Maintains and repairs buildings' electrical systems, including replacing worn or defective parts such as switches and fuses. Performs minor HVAC maintenance and diagnostic analysis. 3.       Inspects system to verify system compliance with plans and specifications and to detect malfunctions in system component parts. 4.       Starts systems, observes operation, read gauges and instruments, and adjusts mechanisms such as actuators, valves, controls, and pumps to control system operation. 5.       Replaces or adjusts defective or worn parts to repair systems. 6.       Lubricate fans, motors, and control units. 7.       Performs preventative maintenance tasking on all HVAC equipment. 8.       Attends classes and seminars on air conditioning components and system design to update skills. 9.       Responsible for accurate and timely paperwork related to essential duties and responsibilities. Performs other general maintenance duties such as repairs to building’s plumbing and electrical systems, paint, drywall, concrete, including replacing worn or defective parts such as switches, ballasts, lamps and fuses. Receives verbal instructions from client or dispatcher.  Generates or receives CMMS work orders.   Performs preventive maintenance work orders according to schedule. Maintains and repairs interior and exterior finishes of buildings.  Paints interior and exterior walls and trim, generally touch ups and repairs. Performs small projects as assigned. Maintain sidewalks and customer entryways during snow events. Shovels and salts as necessary. May perform minor landscape maintenance. Keeps facilities clean in appearance, removing trash as required. Communicates effectively with client to determine and service needs. Contacts and requests Viox trades or subcontractor support as required. Completes and submits paperwork accurately and on time. This includes, but is not limited to, Time Sheets and Credit Card logs. Manages time wisely, remains productive while working independently. Works required hours.  Is available during non-work hours as needed and responds to emergency calls in a timely manner.QUALIFICATIONS:  To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
