Our Engineering Manager reports directly to our Regional Director and will oversee all aspects of managing maintenance for both GRIGIO Tempe Town Lake and GRIGIO METRO, our beautiful Tempe communities. This position requires a highly skilled and hands-on maintenance management leader who is extremely organized and capable of managing service teams at each property. This will be an ideal opportunity for an experienced maintenance manager who has worked at larger, upscale properties in a similar role. It is a fast paced work environment and requires the ability to be hands-on at times and provide clear direction to work teams who will perform routine maintenance on our apartment homes to ensure they are expertly maintained to influence resident retention and/or attract new residents. This role is instrumental in managing multiple, changing priorities and meeting work completion deadlines with a positive attitude and problem solving demeanor. The key accountabilities for our Engineering Manager include: ? Supervise maintenance staff to insure property maintenance and compliance. ? Available for on-call maintenance service on a rotation basis. ? Respond to unscheduled or unusual demands. ? Oversee all maintenance such as, HVAC, paint, maintain grounds, clean pools and conduct maintenance on apartments, garages and grounds.. ? Train new maintenance staff. ? Manage vendors and apartment maintenance schedule. ? Communicate with senior property management regarding budgets, on-site operations, work schedule and project timelines, etc. ? Manage expenses in accordance with budget guidelines. ? Establish and foster effective relationships with co-workers and vendors. Skills/ Requirements To qualify for this position candidates will have: ? A minimum of three years of property maintenance experience ? At least two years of property maintenance management experience in ? High School Diploma or GED required. ? Must be HVAC certified ? Demonstrated leadership skills and solid decision making ability is needed. ? Must possess a valid driver's license. ? Consistent and stable work history is a must ? Ability to prioritize work flow, meet deadlines and ensure our residents experience outstanding customer service. ? Teamwork, tenacity and strong interpersonal skills are a must! ?
