Job Requirements   ·         Must posses a strong understanding of the production equipment associated with manufacturing operations including UHT, HTST and Aseptic processors, fillers, case erectors and other packaging line equipment. ·        Must have good knowledge of electrical schematics and abilities to troubleshoot basic control circuit wiring. This includes motor control circuits, variable frequency drives, motor diagnosing and main / secondary branch electrical circuits. ·        Must demonstrate the ability to effectively use a VOM meter, amp probe, megger, rtd and 4- 20 ma simulators. ·        Must demonstrate the ability to interpret ladder logic and have basic plc knowledge associated with microprocessor- controlled equipment. This includes verifying proper operation of input / output modules and components connected to these devices. ·        Must be able to navigate and comprehend HIM screens associated with all filler machines and processing equipment. ·        Must demonstrate knowledge and comprehension in the Purity, Tetra-Pak, EQ-4, Osgood, Liqui-box filler operations, and any future filler line, including: ·        Sequence of operation, cip and sterilization cycles. ·        Knowledge of pneumatic logic and sequence of operation of the Liqui-box filler. ·        Troubleshooting using the Chessell and Hengsler recorders. ·        Troubleshooting and correcting production issues associated with: ·        Cup seal failures. ·        Peroxide flows. ·        Peroxide high residuals. ·        Cabinet pressures. ·        Temperatures ·        Product pumps. ·        Logic problems. ·        U.V. faults. ·        Capper unit. Responsible for the daily routine maintenance and overall appearance of all Webster Bank branches and facilities. Ensure an efficient, safe and cost effective facility environment to best support daily operations. Manage maintenance operations, equipment and support contracts for the various branches and facilities throughout the specified areas.  Organize and maintain inventories of furniture, fixtures, materials, and tools located at specific locations. Support internal execution and assistance of minor renovation projects, relocation projects, cube construction, inspections, Conference Room Setups, and special events.   Adhere to and comply with all processes and standards within Corporate Real Estate & Facilities Operations.    RESPONSIBILITIES:  Responsible for executing all daily routine maintenance task and complete in a timely manner.  Visit and inspect all assigned facilities weekly to repair or report and deficiencies.  Ensure that all equipment and systems are in full operation to satisfy the branch or facility needs. This includes bank equipment, HVAC, UPS systems, irrigation, boilers, sprinkler, generator, roof, automatic/overhead doors, and fire exit doors, fire extinguishers, Fire Protection and assigned transportation vehicle.   Assure that all are in good functional order, up to date inspections, and safe operating condition.  Meet all assigned preventative maintenance schedules to ensure all conditions are normal or report any recommended maintenance fixtures hat are needed. Maintain overall appearance of all Webster Bank Facilities.       When relating to vendors regarding internal or external repairs, obtain proposals or quotes utilizing Corporate Real Estate & Facilities Operations processes for orders of materials or equipment for all building related services. Review with Portfolio Manager for final approval. All related information will be forwarded to Corporate Real Estate & Facilities Operations office for recording and filing.   Use full discretion when making decisions on repairs that may be costly. Recommend any long/short term minor or capitol related improvements for branches or facilities.            Supervise all maintenance contract and agreement services, to include, HVAC, Landscaping, Housekeeping, Mats, Waste Removal, Snow Removal, Pest Control, Elevators, Generators, UPS systems, Fri Protection, Bank Equipment, etc. Oversee the activities of contracted service providers to ensure compliance with contract terms.  Maintain positive bank image when dealing with contractors, vendors, and public authorities.  Review sign in sheets if necessary; verify staffing levels, hours worked for billing accuracy.         Provide assistance for relocation projects, cube construction, and special events and all Corporate Real Estate & Facilities Operations related functions. Serve as liaison with tenants on building maintenance related matters. Maintain communication with branch managers and building management during work period so everyone is informed.  Understand staff assignments, establish schedules, and coordinate workload according to priority.  Support staff members on assignments if necessary. Asses overtime needs and requirements and review with Portfolio Manager for final approval.  Keep all respective overtime to a minimum to minimize expenses.          Ensure all security and safety procedure are followed. Ensure all maintenance for vehicles and cleaning schedules are performed.  Responsible for after hour maintenance calls in accordance with on call schedule. Submit timesheets weekly and provide detailed information for overtime accordingly. Perform any related work as required and other duties that may be required by the Corporate Real Estate & Facilities Operations managers.                Mange and ensure that all parking garages, lots and sidewalks are inspected for cleanliness, painting, and safety. Maintain all perimeters of the branches and facilities for cleanliness, plant over growth and proper drainage. Perform conference room set-ups to include, audio/visual set-up, room configuration, and any other items that are needed to accommodate scheduled events.             RESPONSIBILITY FOR ACCURACY/ACCOUNTABILITY Responsibility includes the proper maintenance of all buildings and facilities to ensure a safe productive environment for building occupants and visitors.  Mismanagement or poor judgment could result in costly repairs, loss of revenue, disruption of business, injury to staff, occupants and/or visitors. This could cause embarrassment to the company and its executives and legal action against the company.  Operate within full compliance regulations of the company.  Requirements: REQUIREMENTS:   Knowledge:·        3 -6 years experience in corporate facility maintenance and engineering.
