Directs workers engaged in the maintenance and upkeep of the interior and exterior of the residence.  Inspects completed work for conformance to standards and policies. Oversees schedule maintenance on: H.V.A.C., elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment and emergency pull cord equipment. Coordinates maintenance requests by residents for items needing repair in their rooms, including repairing plumbing, electrical, heating and replacing light bulbs.   Oversees repairs and maintenance of vacated rooms in a timely manner.  This includes painting an cleaning carpets. Maintains positive communication with local fire marshal, building inspector, state elevator inspector and any other jurisdiction governing the residence.   Assures that walls, floor coverings, door and woodwork in the common areas of the residence are properly maintained. Assesses all plumbing and electrical problems within the residence and determines the best course of action to correct the problem.  Works within the legal scope of local and state codes. Reviews material safety data sheets (MSDS) as requested for potential exposure to hazardous chemicals used and take necessary precautions. Spends less than 50% of time performing activities of workers supervised.   Supervisory Responsibilities: Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.
