RESPONSIBILITIES

  • Team Leadership & Oversight

  • Supervise maintenance technicians and porter(s), ensuring timely and effective task completion.

  • Provide direction, training, and support to maintenance staff and foster a culture of accountability and safety.

  • Participate in on-call rotation and respond to emergency maintenance needs.

  • Work Order & Unit Turn Management

  • Review and prioritize work orders, unit turns, and preventative maintenance schedules.

  • Coordinate and track unit turnovers, ensuring timely preparation for new r esidents .

  • Develop and implement preventive maintenance programs using Yardi or equivalent systems.

  • Maintenance Operations

  • Schedule and oversee the repair and maintenance of community equipment and grounds to ensure continuous operations.

  • Diagnose and address a wide range of maintenance issues including HVAC, plumbing, electrical, carpentry, and appliance repairs.

  • Clean and sanitize shared spaces including offices, restrooms, clubhouses, fitness centers , and maintenance areas to support health standards.

  • Vendor & Supply Management

  • Manage vendor relationships, negotiate service contracts, and oversee the procurement of maintenance supplies.

  • Collaborate with external contractors for specialized work and ensure timely completion of services.

  • Inspections & Compliance

  • Conduct regular property inspections and coordinate necessary repairs or improvements.

  • Oversee and log pool and spa water quality in compliance with health regulations; maintain CPO certification.

  • Ensure OSHA, building codes, and safety protocol compliance throughout the community.

  • Leads and promotes healthy and safe work practices as required by regulatory agencies and Company policy .

  • Resident Service & Communication

  • Respond to and resolve resident service requests professionally and promptly.

  • Foster positive relationships with residents by addressing maintenance concerns efficiently and courteously.

  • Budgeting & Reporting

  • Contribute to budget planning and monitor departmental expenditures.

  • Track maintenance metrics, evaluate performance, and implement continuous improvement strategies.

  • Performs other duties as assigned.

EDUCATION | EXPERIENCE

  • High school diploma or equivalent required; degree in facilities management or related field preferred.

  • 3 5+ years of progressive experience in property maintenance, with at least one year in a leadership or supervisory role.

  • Strong technical background in HVAC, plumbing, electrical, and pool systems.

  • Experience with Yardi software preferred.

  • Familiarity with Fair Housing regulations.

  • Certifications:

  • EPA 608 Certification (Universal preferred).

  • Certified Pool Operator (CPO) Required.

  • OSHA 10 or 11 certification preferred or ability to obtain within 90 days of hire.

  • Valid Drivers License.

  • Any combination of relevant education and/or experience demonstrating proficiency in the essential functions of the role.

  • Eligible to work in the United States.

  • Budgeting and cost control skills.

  • Ability to track and assess performance metrics and implement continuous improvement strategies.

WORK ENVIRONMENT

  • Work will be conducted in a dynamic indoor and outdoor environment, involving hands-on supervision of maintenance activities and equipment management. This role requires adaptability to weather conditions, as well as a professional demeanor and effective communication with team members.

  • Regular, full-time, predictable onsite attendance is an essential function of this role.

PHYSICAL REQUIREMENTS

  • Ability to lift and carry items weighing up to 50 pounds.

  • Prolonged periods of walking and standing during inspections and supervision.

  • Capable of climbing ladders and navigating stairs to access equipment and facilities.

  • Ability to bend, kneel, and crouch to perform maintenance tasks and inspections.

  • Proficient use of hand tools and equipment, requiring good hand-eye coordination.

  • Clear vision for safety inspections, reading manuals, and identifying maintenance issues.

  • Ability to hear equipment operation sounds and respond to communication from team members.

  • Comfortable working in various weather conditions, including rain, heat, and cold.
