Position Responsibilities The Building Maintenance Technician will work independently and be responsible for performing hands-on maintenance work in the operation of a first-class, suburban office building. Duties include, but are not limited to the installation, repair, maintenance, monitoring and improvement of all building structures and HVAC, plumbing, electrical, hardware, and life safety equipment. The Building Maintenance Technician reports to the Property Manager. Representative Duties Independently operate and monitor building equipment and systems; Independently manage larger maintenance projects and building improvement projects; Make routine repairs and adjustments to HVAC, electrical, hardware and plumbing equipment; Respond to tenant service requests in a timely and professional manner ensuring a high level of customer satisfaction; Ensure high cleanliness standards for buildings and grounds by coordinating janitorial and landscaping crews; Conduct routine inspections and readings as directed by the Property Manager; Provide access to and monitor vendors for compliance with building operating standards and procedures; Assist with monitoring, managing, and controlling building energy consumption; Collaborate with property management staff on all of the above duties. Qualifications The position requires a minimum of two years of experience in an office/flex building environment, and a minimum of a two-year trade school certificate emphasizing HVAC, electrical, life safety and building control systems. A Universal Refrigeration Certification is preferred. Strong hands-on troubleshooting and repair skills are essential. BROOKWOOD IS AN EQUAL OPPORTUNITY EMPLOYER.
