OVERVIEW:
Maintenance Supervisor assists/oversees Maintenance Technicians preforming routine maintenance procedures while traveling to multi-site properties in accordance with the Policies and Procedures set forth by Heading Home. The Maintenance Supervisor is responsible overseeing for the maintenance and cleanliness of properties managed by Heading Home assigned by the Facilities Manager, Maintenance Supervisor, Property Manager, Director and Senior Director, as deemed necessary to meet the needs of the properties in a cost effective and safe manner.

RESPONSIBILITIES / Essential Job Functions:

  • Overall supervision of the maintenance and janitorial staff under your supervision including vacation/holiday scheduling to maintain full maintenance coverage of the properties assigned at all times.
  • Maintain the properties in good repair and keep them free of hazards such as those caused by electrical, plumbing, heating & cooling systems and weather.
  • Maintain all systems including the life safety and emergency systems, in good working order.
  • Assures maintenance requests are responded to within 24-hour period, alerting Facilities Manager if, due to a specific necessity, a longer period of time will be required.
  • Assures emergency maintenance is responded to immediately, using callback system if necessary,
  • Establish and maintain a 24/7 callback rotation for all maintenance staff, including maintenance supervisor.
  • Maintain records of all maintenance including inspections, serial numbers, equipment serial and model numbers, inventories, warranties and service contracts, This information is to be provided to the Facilities Manager on a regular basis.
  • Maintain apartment appliances and perform needed service. Arrange for appropriate action on malfunctioning appliances while under warranty.
  • Arrange for and supervise outside servicing of appliances or other equipment, when necessary, always with the approval of the Facilities Manager.
  • Prepare units for turn-over, giving the Facilities Manager detailed listings of what is needed for the unit, including but not limited to painting, flooring, appliances, blinds, repairs, cleaning, etc. Perform or supervise all services necessary to complete unit turn over in appropriate time frame established by the Facilities Manager.
  • Maintain a five year schedule for cycle painting of occupied units and common areas, or establish a five-year plan for the property after year three of occupancy.
  • Establish and maintain an inventory of all equipment and tools, supplies, and other materials, parts and equipment as needed, within budgetary constraints and with the consent and approval of the Facilities Manager.
  • Supervise outside contractors, including but not limited to exterminating, landscaping, appliance repair, snow removal, preventative maintenance, contractors, etc.
  • Maintain a record of all outside contracts and vendors for emergencies.
  • Assist Facilities Manager with preparation and coordination of all outside agency inspections.
  • Maintain the grounds, shrubs, trees, walks, roadways, parking areas, sprinkler systems and lawns of the assigned properties.
  • Remove trash from the premises and maintain the efficient operation of trash disposal and compacting systems where applicable.
  • Be diplomatic in relationships with the public, residents and other employees.

Additional Essential Job Functions:

  • Hands-on working experience in all facets of building maintenance.
  • The ability to read and understand blue prints, drawings, schematics, building equipment specifications, operating and service manuals.
  • Excellent verbal and written language skills in primary language of the property location. In many locations, bi-lingual skills would be a plus.
  • Clear understanding of OSHA standards and requirements, including the maintenance of the MSDS manuals, along with the handling, storage and disposal of hazardous materials.
  • Ability to take the initiative in performing the required work and offer suggestions and recommendations to problem solving with maintenance technicians.
  • Understand the basic financial concepts of the maintenance department and the requirements of operating within a budget.
  • Understanding and consideration for the varying circumstances associated with Homelessness and persons with physical challenges.
  • Must hold a valid driver's license from the appropriate State. If position requires driving a company vehicle, must be willing to obtain any necessary additional licensing required and provide a current driving record.

Work Environment
In the field at properties. When in office, cubicle space within large office building; must be able to climb stairs. Office is open to the public and visitors only by appointment. Position requires five days onsite. Office is climate controlled with heat and air conditioning.

  • 5 years of experience as a Maintenance Technician or Maintenance Supervisor
  • A basic universal license is preferred (training and licensing may be obtained during first year of employment).
  • High School diploma or equivalent.
  • Valid Massachusetts Drivers License (with clean driving record).
  • Proficient in English language (however bi-lingual is a plus).
  • Remain on your feet for extended length of time.
  • Climb Stairs and ladders up to 15ft.
  • Able to lift 50lbs.
