The Maintenance Supervisor plans, organizes, and directs the overall operation of the maintenance department at multiple locations. The Supervisor, in collaboration with the Director of Support Services, is responsible for the compliance of regulation and standards for regulatory agencies such as Joint Commission, OSHA, and NFPA. The Supervisor organizes and directs the team on fulfilling department and hospital goals and ensures facility work orders and preventative maintenance services are completed successfully.
Essential Duties and Responsibilities
- Accountable for ensuring that all building systems, grounds, and equipment are maintained in accordance with all applicable State/Federal/Local regulatory requirements. This includes all stationary equipment, i.e. boilers, chillers, compressors, pumps, air handlers, heat exchangers, and other such equipment. Ensures preventative maintenance schedules meet manufacturer’s recommendations.
- Accountable for financial management related to maintenance spend while ensuring adherence to established operating budgets.
- Ensures staff training in approved practices and procedures related to proper facility maintenance.
- Plans and directs the work of staff including assigning work, planning and reviewing work, evaluating work performance, completing performance evaluations, coordinating activities, maintaining standards, allocating personnel, selecting new employees, acting on employee problems. Monitors staff's performance, and coaches for improvement and development.
- Participates in hands-on technical work alongside maintenance staff, to ensure desired outcomes and continuous improvement processes.
- Develops, implements, and evaluates plans, policies, and procedures to achieve annual goals, objectives, and work standards and accreditation requirements, such as Joint Commission and State of Indiana.
- Develops and maintains quality assurance for all maintenance functions.
- Develops and implements plans for preventative and predictive maintenance schedules.
- Ensures computerized maintenance management system (CMMS) is kept up to date with information regarding procedures, documentation, and asset information.
- Responds to complaints or questions regarding the facility operations and takes appropriate action to expediently resolve problems.
- Along with the Director of Support Services, the supervisor will be available after hours for phone calls from on-call technicians. The need to respond may infrequently arise.
- Represents the department on various committees.
- Prepare reports regarding maintenance activities and special projects.
- Demonstrates clear ownership of workplace and patient safety.
- Reports mistakes, near misses, adverse events and quality and safety concerns.
- Participates in the development and implementation of safety and quality improvement activities.
- Other duties as may be assigned.
Job Requirements
Education : High School diploma or GED required; Bachelor’s degree in construction
management or related facility field; or formal apprenticeship program or technical trade school, preferred.
Certification/Licensure : HVAC-R licensure preferred. Facility Certification through the NFPA, ASHE, or other organization preferred. Valid Indiana driver’s license in good standing required.
Experience : Five years of facility management, plant operations, engineering, or maintenance supervision experience. Managerial experience required with proven budget and personnel responsibilities. Knowledgeable about regulatory and/or code requirements. Healthcare experience is preferred. Fundamental skills in one or more building critical system such as HVAC, electrical and mechanical, life safety systems, or power distribution systems is required. Excellent interpersonal skills and the ability to work well with employees at all levels in the organization. Excellent communication skills.
Physical Requirements : Frequent walking and standing. Frequently lift up to 100 lbs. Good visual acuity. Ability to reach, bend, stoop and use fingers to palpate and feel.
