Position Description:Essential Job Duties and Responsibilities:Operate power equipment, motorized vehicles and equipment.Assemble, install, and repair structures and fixtures including floors, frames, scaffolding, shoring, shelves, and hanging doors.Move furniture or equipment within buildings or from building to building as required.Perform furniture repairs such as re-gluing and tightening of arms, legs, and bracing, tightening door knobs, handles, stops and hanging bulletin boards, mirrors.Repair toilets, showers, urinals, water fountains, sinks and other plumbing components including rebuilding or repacking parts.Schedule and perform inspections of water, sewer, air and gas lines. Repair as necessary.Perform test on water softeners and add salt as needed.Maintain and operate safe and healthful swimming pools and spas environments.Properly drain and fill swimming pools and spas as necessary.Test, adjust, and calibrate lap pool, therapy pool, and spa water quality and chemistry on a daily basis.Prepare and inspect pool pH levels daily and make necessary adjustments to insure pool and spa water quality.Coordinate pool and spa water quality inspections with County Health Department officials as required.Prepare pool(s) and spa(s) water for periodic backwashing as required.Insure pool and spa water meets required alkalinity levels at all times and make necessary system adjustments as needed.Coordinates the work of external consultants and vendors as directed.Prepares reports and records pool and spa water quality measurements as may be required by County and State Health officials.Operate and maintain pools, spas, and related pump and filter equipment, and systems.Perform minor carpentry work including, but not limited to creating and removing partition walls and barrier walls in construction areas.Demolish areas for construction as requested.Perform minor electrical diagnostics and repair, as needed.Repair roofs by performing such duties as patching or shingle replacement.Assist with ongoing program of general maintenance upkeep and repair.Report any damage and needed repairs to college property to the Manager of Building Maintenance.Participate in painting when neededDeliveries items on and off campus. This includes pick-ups when needed.Perform building preventative maintenance audits as assigned.Perform other related duties as assigned by the Building Maintenance Manager.

Minimum Qualifications:Minimum Required Knowledge, Skills and Abilities:Possess a high school diploma or GED certificate.Five (5) years full-time recent demonstrated work experience in basic commercial or institutional plumbing system repairs, minor electrical systems troubleshooting, finished carpentry, painting and general building maintenance repair in a commercial or institutional setting.Ability to read and interpret plumbing and non-HVAC diagrams, equipment schematics, and read blueprints.Successful completion of the certified pool/spa operator certification program from the National Swimming Pool Foundation within 60 days of hire.Must attend training and keep current knowledge of repair and maintenance techniques as pertains to essential duties.Ability to follow basic operating instructions and use a computer with knowledge of spreadsheets, database and Windows software.Demonstrated ability to operate power tools and motorized vehicles.Demonstrated ability to climb ladders to a height of 15 feet and lift 60 pounds of material to a height of 3 feet with assistance when needed.Possess a valid Driver's License and Chauffeur's license. Ability to obtain certification to operate Hi-Low or hydraulic lift trucks, scissor lifts, 40' articulating boom lift and Power Rawl.We expect employees while working to interact with clients, co-workers, and management in a positive, supportive, and cooperative way.
