Your Specific Responsibilities:

The incumbent is part of a global public health organization and is expected to support the Pinellas County Health Department in its mission to protect, promote and improve the health of all people in Florida through integrated state, county and community efforts and its vision to be the Healthiest State in the Nation. This is a supervisory position responsible for directing and providing technical assistance to another maintenance supervisors and three maintenance mechanics within the department, for the 6 county buildings with multi-story constructions with diverse HVAC and mechanical systems.

This individual will be responsible for all supervisory duties including, but not limited to, hiring and selection, developing performance plans, conducting performance appraisals, planning and directing their work, approving leave, and taking disciplinary action as appropriate. This position is responsible for recruiting discipline, training, directing and evaluating of a maintenance supervisor and three maintenance mechanics and reports directly to the General Services Manager.

Oversees and coordinates on all yearly fire, elevator inspections and maintenance for permit or repairs to ensures it meets established standards etc.

Oversees contractual custodian services, coordinates the purchase all housekeeping supplies, building supplies, tools, and equipments on as needed basis.

Oversees inspects grounds of all county buildings on daily, monthly basis and directs supervisors for any necessary clean up or repairs. Acts as the main contacts for outside vendors/contractors regarding any building renovations and oversee any approved projects to the completion. Prepares reports for General Services Manager within specified timeframe.

Performs the duties of Fleet Manager carefully monitoring and scheduling monthly maintenance and performing cost-analysis when major repairs are needed on vehicles utilized by DOH-Pinellas staff. Oversee the maintenance of fleet vehicles advising on all regular preventive maintenance, clean up and repairs. Reviews daily logs and forwards to central office all monthly vehicle logs and fuel expenditures.

Maintain stock of safety and cleaning supplies to meet OSHA regulations. All bottles and containers with chemicals are labeled according to OSHA regulations and coordinates OSHA compliance for all DOH-Pinellas facilities. Maintains a current log of all required material safety documentation. Maintain an appropriate inventory level of supplies necessary to maintain the DOH-Pinellas facilities

Acts as custodian for all county tangible personal property, conducts annual physical inventory and is responsible for the reconciliation of tangible property and reports. Maintains logs of inventory items in compliance with DOHP 250-11 to assist Pinellas County staff in yearly inventory ensuring items are accounted for and requests new asset ID tags from the Clerk of the Court when new inventory items are purchased. Responsible for proper disposition and reporting of property according to County\State guidelines.

Responsible for overseeing the issuance of alarm security codes and keys following procedures outlined in Workplace Safety and Loss Prevention ensuring to provide training for after hour access entry to employees. Oversees security operations by direct supervision of maintenance supervisors.

Complete and submits all preventive maintenance logs and help desk repairs report. Prepare daily, weekly, monthly checklist and follow up with the employees in timely manner and update General Service Manager within specified timeframe.

Performs other related duties and special projects in a timely, accurate and complete manner as specified.

Required Knowledge, Skills, and Abilities:

Knowledge of computer, principles and practices of purchasing and of real property lease agreements and risk management programs.

Ability to understand and apply applicable rules, regulations, policies and procedures; supervise people; manage procurement and/or contract management programs; establish and maintain effective working relationships with others; and plan, organize and direct program activities.

Must be physically able to climb multiple flights of stairs, climb a ladder, reach overhead, work from heights, bend at the waist, kneel and crouch, be able to work near loud noises and electrical equipment, work in basements, tight spaces, on rooftop, able to reach overhead, bend at the waist, kneel and crouch. Prolonged periods of time walking, standing, bending, climbing and exerting up to 50 pounds of force frequently.

Knowledge of the procedures and methods used in the repair and maintenance of wooden structures, plumbing and other equipment.

Skill in using hand, power and bench tools.

Skill in performing brick and cement work.

Skill in performing electrical repairs.

Skill in painting surfaces.

Ability to supervise people.

Ability to maintain the cleanliness of buildings and grounds.

Ability to determine work priorities, assign work and ensure proper completion of work assignments.

Ability to communicate effectively.

Ability to establish and maintain effective working relationships with others.

Qualifications:

5 years experience in building maintenance

2 years of supervisory experience

Support of knowledge, skills, and abilities should be demonstrated on the application, in the education, in the work experience, in the work sample, in the interview and/or during reference checks
