This position oversees the maintenance and repairs for all the facilities, systems and resident homes across campus, including our Assisted Living facility. This position manages the building maintenance, paint, appliance repair, HVAC and electrical staff. This role may take call after hours as needed.
DUTIES AND RESPONSIBILITIES:
Manages the recruitment, hiring, orientation, training, development, evaluation and discipline of qualified staff.
Create master calendar for maintenance activities to include ongoing maintenance schedules as well as special projects.
Ensures compliance with applicable federal and state regulations as well as applicable annual certifications (elevators, backflow, generators, alarm systems, boilers, generators, etc)
Review, delegate and ensure completion of work orders.
Communicate with residents regarding questions or concerns related to the buildings or construction projects. Escalate as appropriate.
Collaborate with contractors on various projects including deconstruction, major building renovations or repairs, parking lots, asbestos removal, etc.
Install and repair of buildings mechanical systems.
Collaborate with Renovations Department on renovated units including inspection and compliance.
Participates in annual budget preparation and administration; exercises cost control to stay within budget; approves expenditures within scope.
Monitor equipment inventory and place orders when necessary to ensure availability of resources. Conduct research to identify new and advanced equipment that will serve as better alternatives for the replacement or upgrade equipment
Ensure accurate record of maintenance logs and provide reports to management on daily operations.
Participates in the development of and updates policies and procedures; implements and evaluates new/revised policies and procedures to ensure consistency and compliance with applicable regulatory requirements; ensures internal guidelines are documented and understood in accordance with the standards and practices.
EDUCATION/EXPERIENCE:
High school diploma/GED
Licensure in one or more trade
Minimum 3 years experience in residential and commercial building maintenance required
Supervisory experience required
Project management experience preferred
