Primary mission:

The High-Rise Condo Maintenance Supervisor oversees the daily operations of the maintenance team to ensure the safety, functionality, and aesthetic appeal of the condo's facilities. This role requires a proactive leader with expertise in maintaining high-rise properties, managing a team, and ensuring compliance with safety standards and building codes. The Maintenance Supervisor works closely with management to provide an exceptional owner/guest experience through effective maintenance operations.

SCOPE OF WORK + TEAM

  • Reports to General Manager
  • Supports Engineering Department

RESPONSIBILITIES

Maintenance Operations:

  • Supervise, coordinate, and perform maintenance tasks, including plumbing, electrical, elevators, and general repairs.
  • Conduct regular inspections to identify and address maintenance needs, ensuring the property remains in excellent condition.
  • Develop, update and enforce Standard Operating Procedures for building maintenance.

Team Management:

  • Lead, train, and evaluate a team of maintenance technicians and custodial personnel.
  • Assign tasks, monitor performance, and provide technical guidance as needed.
  • Schedule and oversee maintenance and custodial shifts, ensuring 24/7 coverage for emergency repairs.

Preventive Maintenance:

  • Develop and implement a preventative maintenance program for all condo systems and equipment.
  • Maintain accurate records of maintenance activities and equipment servicing.

Compliance + Safety:

  • Ensure compliance with local building codes, safety regulations, and condo policies.
  • Maintain a safe working environment, enforcing safety protocols and addressing hazards promptly.

Vendor Management:

  • Coordinate with external contractors and vendors for specialized repairs and services.
  • Obtain & review proposals, negotiate contracts, and ensure work meets condo standards.

Budget Management:

  • Assist in preparing and managing the maintenance department's budget.
  • Monitor expenses, control costs, and recommend cost-saving measures.

Guest Experience:

  • Respond promptly to maintenance-related guest concerns and ensure swift resolution.
  • Work collaboratively with other departments to minimize disruption to guests.
Qualifications

EXPERIENCE

  • Prior Experience:
    • Minimum of 2 years of experience in property maintenance, preferably in a residential or condominium setting.
    • Vocational training or certification in building maintenance or related field preferred.
  • IT Expertise:
    • Computer proficiency with Excel and project management tools.
  • Education:
    • High school diploma or equivalent.
  • Subject Expertise:
    • Strong knowledge of building systems, including HVAC, plumbing, electrical, and mechanical systems.
    • Proficient in the use of hand and power tools.
    • Ability to read and interpret technical manuals, blueprints, and schematics.
    • Demonstrate ability in performing a wide range of maintenance skills including carpentry, masonry, plumbing, and painting.
    • Knowledge of a single & 3-phase electrical wiring.
    • May require ability to drive a pick-up truck.
    • Ability to stand, walk, and climb stairs or ladders for extended periods.
    • Capability to lift up to 50 pounds and perform tasks in various weather conditions.
    • Demonstrate a working knowledge of all property safety and security procedures as required maintaining a secure and safe environment for employees as well as guests.
    • Report any unusual occurrences and/or request to Supervisor.
    • Read and abide by all the regulations and rules of conduct stated in the Associate Handbook.
    • Must be service oriented with excellent customer service and sales skills
    • Must be able to effectively communicate to guests, management, and coworkers and read, write and understand the English language,
    • Must be energetic and outgoing.
    • Must possess excellent interpersonal, problem-solving and organizational skills.
    • Must be able to follow directions with attention to detail, speed and accuracy.
    • Must be a team player with the ability to work under minimal supervision.
    • Must be able to multi-task in a fast-paced work environment.
    • Must be able to understand and work with basic financial information and solve basic arithmetic problems.
    • Must be able to type 45 wpm and have the ability to input data and access information on the computer.
    • Must have proficient working knowledge of Microsoft Office, Opera; preferred.
    • Must be able to exercise confidentiality and discretion.

OTHER EXPECTATIONS:

  • Abide by payroll policies, procedures and rules of conduct as stated in the Springboard Hospitality Associate Handbook.
  • Demonstrate a working knowledge of all company safety and security procedures.
  • Travel required: As needed for hotel familiarization, content creation shoots and to meet with colleagues.
  • Hours Required: Must primarily work during business hours, Monday - Friday 8am - 5pm (HST), while understanding that thebusiness functions 24/7 and flexibility is needed asweekendsor holiday work maybe required.
