The Job: Perform routine building maintenance for our 30-unit apartment complex, including painting and minor electrical repairs and provide transportation as needed for clients.

RequirementsJob Summary :
- Perform routine building maintenance for our 30-unit apartment complex, including painting and minor electrical repairs.
- Plumbing, Carpentry, Heating and Ventilation System Maintenance
- Routine cleaning of the interior of the building, as well as machinery, equipment, and the exterior of the building.
- Complete administrative duties such as filling out forms and reporting status to the Supervisor.
- Comply with safety and health regulations.
- Drive Harbor Care Van and transport clients as needed.
Other Grounds Maintenance as needed:
- Lawn care, mowing, weeding, and winter clearing (seasonal property maintenance).
- Painting internal/external
- Picking up materials
- Special projects (e.g., as directed by supervisor).
Knowledge, Skills and Abilities:
Individuals must possess organizational skills, demonstrate practical knowledge of the job requirements, and be able to perform the job's primary functions. Must have the necessary physical requirements with or without mechanical services to perform the job's primary function(s) safely.
- Physical requirements include extending hand(s) and arm(s) in any direction; pick, pinch, type, or work primarily with fingers.
- Ability to express or exchange ideas using the spoken word. Primary functions include activities in which the incumbent must convey detailed or important spoken instructions.
- Ability to receive detailed information through oral communication and make acceptable discrimination sound.
- Ability to exert up to 10 pounds of force occasionally and/or a negligible amount of force frequently or constantly to lift, carry, push, pull, or otherwise move objects. Primary functions involve sitting most of the time. Walking or standing is required occasionally.
- Visual acuity sufficient for work that deals mainly with preparing and analyzing data and figures, accounting, transcriptions, computer terminal operations, and extensive reading.
- Ability to perform repetitive or routine duties working from detailed instructions and under standard procedures. Requires decision-making.
- Ability to endure periods of heavy workload or excessive stress over a reasonable time.
- Ability to work with frequent interruptions and respond appropriately to unexpected situations.
Qualifications:
- High School Diploma or GED.
- 5 Years of experience performing as a maintenance professional.
- Ability to perform manual/physical labor.
- Must possess a valid drivers license.
- Ability to drive to different locations to perform work as needed.
- Must own tools to perform work.
Experience:
- Minimum of one (5) year laborer experience.
- Ability to read and interpret instructions.
- Knowledge of HVAC and other related systems.
- Ability to work in a Team.
- Ability to walk, stand, and bend for an extended time.
- Keep inventory of maintenance.
- Respond to emergency maintenance calls and take prompt actions.
- Be conscious of safety and your work environment. (Instruct other employees if needed.)
- Be involved with staff meetings.
- Assist with appropriate training if asked.
- Perform other related work as required by the Manager.
- Implement safe lifting practices. (Instruct other employees if needed.)
- Maintain good working relationships with vendors.
