Assistant Building Maintenance Superintendent

Coordinating building maintenance services among division members; securing appropriate supplies, equipment and parts; working with outside contractors; preparing and maintaining files and records.GENERAL DEFINITION AND CONDITIONS OF WORK:

Performs intermediate skilled work coordinating, supervising and participating in a variety of building maintenance assignments; does related work as required. Work is performed under the limited supervision of the Building Maintenance Superintendent. Supervision is exercised over division personnel.

  • Oversees the day to day activities of the Building Maintenance staff in the performance of all forms of building and equipment related repairs and modifications. Recommends and implements changes for improved operations.
  • Develops and implements safety policies and safe work practices.
  • Provides training to staff as needed and helps to find outside training sources where it is more appropriate.
  • Works with outside contractors as needed to support the building maintenance functions.
  • Inspects city facilities to identify maintenance and repair needs.
  • Works with the Building Maintenance Superintendent to complete capital projects.
  • Performs basic computer skills related to Microsoft Office and work order management software (Salesforce/Asset Optics)
  • Performs annual evaluations of employees under their supervision.
  • Performs other duties as required or assigned.

This is medium work requiring the exertion of 50 pounds of force occasionally, up to 20 pounds of force frequently, and up to 10 pounds of force constantly to move objects; work requires climbing, balancing, stooping, crouching, reaching, walking, pushing, pulling, lifting, grasping, and repetitive motions; vocal communication is required for expressing or exchanging ideas by means of the spoken word; hearing is required to perceive information at normal spoken word levels; visual acuity is required for visual inspection involving small defects and/or small parts, use of measuring devices, assembly or fabrication of parts at or within arms' length, operation of machines, operation of motor vehicles or equipment, determining the accuracy and thoroughness of work, and observing general surroundings and activities; the worker is subject to inside and outside environmental conditions, extreme cold, extreme heat, hazards and atmospheric conditions.SIGNIFICANT RESPONSIBILITIES

Requires ability to schedule and supervise the activities of the Building Maintenance staff.

Requires ability to communicate effectively both orally and in writing.

Requires strong computer skills including MS Office Suite and Salesforce platform software.

Requires ability to establish and maintain effective working relationships with staff, and fellow workers, other City employees, and the general public.

EDUCATION

Associate of Applied Science Degree with course work in shop, the trades, or related area or knowledge of the skill and mental development equivalent to the related area.

EXPERIENCE

Requires six years experience in the building maintenance field or an associated trade.

Requires thorough knowledge of building system operation, maintenance, repair and modification.

Requires thorough knowledge of the principles and practices of heating and cooling systems.

Requires thorough knowledge of electrical systems.

Requires thorough knowledge of plumbing systems.

Requires thorough knowledge of the materials, tools, and procedures used in general maintenance and repair.

Requires a valid driver's license.
