Building Maintenance Technician

This position is accountable for performing repairs based on daily work orders, preventative maintenance work orders. Must understand construction industrial systems. This position will perform all areas of building and yard maintenance, minor electrical, plumbing, fire safety, drywall, painting, carpentry and other similar tasks.

SPECIFIC RESPONSIBILITIES

  • Troubleshoots problems to determine root cause and plan for repair.
  • Schedules/communications are needed by outside vendors for major repairs or certified maintenance.
  • Performs basic carpentry repairs, touch-ups, pest control, plumbing and basic electrical repairs.
  • Executes work orders to high standards of quality and timeliness.
  • Preforms routine preventative maintenance work on mechanical, electrical, plumbing and other related equipment to resolve potential problems before they escalate.
  • Performs other related duties as may be assigned or requested by immediate supervisors.
  • Coordinates with 3rd party vendors on fire safety, alarm systems, pest control, or any task maintained / monitored by an outside company

POSITION REQUIREMENTS

A minimum of (5) years' related experience is required. High school education is preferred.

In addition, the incumbent must have:

  • Ability to add and subtract two-digit numbers and to multiply and divide with 10's and 100's.
  • Meticulous attention to detail with an ability to produce high quality work
  • Verbal communication and interpersonal skills required to work with a broad group of employees with different interests and needs.
  • Basic computer skills required; experience in Microsoft Outlook and/or facilities work order software preferred.
  • Capability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions.
  • Experience dealing with problems involving a few concrete variables in standardized situations.
  • Skills to present information in one-on-one and small group situations to customers, clients, and other employees of the organization.
  • Must hold a valid driver's license and meet company driver requirements as a pool driver.

The Company expects and requires incumbent and each of its other employees to observe and fulfill the above and all other safety responsibilities and actively work toward maintaining a safe workplace. Failure to do so can result in disciplinary action, up to and including termination of employment.

PHYSICAL/MENTAL REQUIREMENTS

The incumbent must be able to perform the essential functions of the job with or without reasonable workplace accommodation.

Must be qualified and physically able to drive regular passenger vehicles to visit work locations and job sites.

The individual must also be able to wear and properly utilize appropriate personal protective equipment (PPE) to work or visit within areas where it is required. This includes hard hat, safety glasses, respirators, ear plugs, steel toed shoes, personal flotation devices (PFD's) or other protective equipment as required by the work performed and location the work is being done.

The incumbent must possess the ability to remain calm during emergencies and respond appropriately as dictated by the circumstance of the incident and as directed by the Safety Representative or other management personnel. Must be capable of evacuating the work area in a timely manner should an emergency situation arise.

In addition, Carpenters must be capable of:

  • Standing, stooping kneeling, squatting, climbing, or sitting for long periods of time.
  • Repetitive movements by feet, shoulders, arms, wrists, hands and back in performance of work.
  • Climbing vertical ladders to heights of 40'-50'.
  • Working in confined spaces.
  • Working at elevated heights.
  • Lifting up to 50 lbs. as required.
  • Adapting to extreme temperature changes.
  • Adapting to outdoor conditions and prolonged exposure.
  • Remaining calm during emergencies and respond appropriately as dictated by the circumstance of the incident.
