About the Role

The Building Maintenance Technician I will be responsible for supporting facility and equipment maintenance, contract procurement, vendor oversight, and event operations. This role entails interaction across departments within the organization and with vendors. Our Building Operations team is responsible for planning, communication, execution and continuous improvement of our headquarters located in Lake Forest, IL.

The Building Maintenance Technician I position has varying hours that may fluctuate depending on the time of year and football season. The engineer will work 8 hours per day, with core hours from 1pm-9pm. The role requires flexibility to work alternate hours as needed, including weekends and holidays. Weekend shifts are required throughout the in-season program. This is an hourly paid position.

Responsibilities

Technical

  • Perform scheduled preventative maintenance on all building systems, including HVAC, plumbing, electrical, and other related equipment, according to established schedules and procedures.
  • Complete repairs in the areas of plumbing, carpentry, painting, dry wall and electrical throughout the facility.
  • Ability to troubleshoot, diagnose and recommend course of action for repair of building systems and equipment.
  • Maintain accurate records of all maintenance activities, repairs, inspections, and equipment history. Utilize a CMMS (Computerized Maintenance Management System
  • Hydrotherapy Pools - Maintain the cleanliness, chemical balance, and proper functioning of hydrotherapy pools and associated equipment. This includes regular testing, cleaning, and preventative maintenance.
  • Building Automation System (BAS) - Troubleshoot and resolve BAS issues, including alarms, communication errors, and equipment malfunctions. Contact and work with specialized vendors until issues are resolved.
  • General knowledge of HVAC, plumbing & electrical systems with ability to complete basic repairs.
  • Inspect entire facility daily for any faults (including cosmetic), take initiative to repair, replace or recommend course of action.
  • Assist with the operational maintenance of hydro-therapy areas.
  • Respond to building emergencies, such as power outages, plumbing leaks, or fire alarms, in a timely and effective manner.
  • Perform other related duties as assigned by the Operations Manager or Director of Operations.
  • Ability to work independently on assigned tasks, such as preventative maintenance and repairs, while also effectively collaborating with other technicians and staff on larger projects and shared responsibilities .

Planning

  • Assist with development of annual repair and maintenance budget and capital improvement program. Provide monthly reconciliation / tracking / updates to management.
  • Research and develop prospective vendor list for various maintenance and construction projects.
  • Assist with development of ten-year plan for facility equipment.
  • Assist with the development and upkeep of Emergency Action Plan for the facility.
  • Assist with procurement process for building maintenance contracts and service projects.

Vendor Management

  • Coordinate vendor management for relevant partners, including scheduling, performance management and continuous improvement.
  • Oversee capital projects as they occur and oversee subcontractors during project execution.
  • Submit legal requests and execute final vendor contracts for general repair service agreements.

Continuous Improvement

  • Assist with future “Greening” efforts by the organization.
  • Remain current on best practices and procedures in building maintenance and improvements. Establish operational metrics and continuous improvement focus on all areas of responsibility.

General

  • Complete “Handy person” projects as needed (i.e. painting, carpentry, small HVAC, etc.).
  • Set up orders with supply houses and order building maintenance supplies, tools and equipment.
  • Assist with inventory management of all equipment on property.
  • Provide initial approval on all invoices for building related services and purchases.
  • Oversee document and data retention for service and construction contracts, building drawings, insurance certificates, warranties, and instruction manuals.
  • Other responsibilities and projects as assigned

Qualifications :

Candidates must have previous experience performing building maintenance in a commercial, industrial, or institutional environment

  • High School diploma/GED required plus 5+ years of work experience or associate degree, Technical Certification or higher plus 3+ years of work experience.
  • A minimum of 3 years of experience in facility maintenance is required.
  • Strong computer skills (Microsoft Outlook, Word, Excel and Internet), as well as data management abilities
  • Must be organized, able to manage multiple projects, and excel in an ever-changing work environment.
  • Proficiency in reading building plans and blueprints.
  • Prior experience working with Building Automation Systems (BAS) and CMMS Programs.
  • Hold or ability to obtain a forklift operator’s license and be familiar with operating a scissor lift.
  • Hold or ability to obtain a Certified Pool and Spa Operators License.
  • Must be able to work non-traditional hours, in non-traditional settings, including evenings, weekends, and holidays as required.

Physical Requirements:

  • Must be physically capable of strenuous activity over extended periods of time.
  • Must be able to lift and move loads appropriate to job requirements
  • Be able to bend and work in a kneeling position for periods of time.
  • Must be able to climb stairs and ladders, work at heights as required, enter and work within tight spaces, and withstand hot and cold temperatures.

COMPETITIVE INDUSTRY PAY

The Building Maintenance Technician I is a full-time non-contract position. This position is an HOURLY.

The expected hourly rate for this role is $27 - $34/per hour. Please note, due to job function, regular overtime (paid as time-and-a-half) is expected. Exact compensation may vary based on skills, experience, and other job-related factors.
