Building Maintenance Worker I - II

Primary Purpose of Job
The primary purpose of this position is to perform both the routine and complex maintenance and repair operations for all CBS-owned buildings safely and efficiently to ensure the functionality and comfort for the benefit of employees, tenants, and the public.

Building Maintenance Worker I Under close supervision of the Building Maintenance Supervisor, an employee in this position performs routine maintenance and repair tasks on both the interior and exterior of buildings. This is an entry-level position where an employee primarily learns the essentials of building operations and maintenance, safety practices, maintenance systems and components, and basic tools and equipment operation.

Building Maintenance Worker II Under general supervision of the Building Maintenance Supervisor, an employee independently performs all duties and responsibilities of a Building Maintenance Worker listed below. This position performs mid-level maintenance and repairs which require more years of experience successfully performing the work.

Essential Duties and Responsibilities
All Building Maintenance Workers perform the following duties and responsibilities:
Communicates regularly during work hours with their supervisor or others as appropriate to keep them fully informed concerning work progress
Documents all daily work activities in a computerized maintenance management system to maintain clear and accurate records of daily records of all work assigned, in progress, or completed
Performs routine and preventative maintenance to building systems such as HVAC, plumbing, electrical, and life safety within code-permitted limitations and industry best practices
Conducts routine inspections of facilities, identifying building conditions, maintenance needs, and safety hazards
Operates power tools and equipment such as drill, reciprocating saw, circular saw, table saw, jig saw, snow removal, and other equipment as necessary
Cleans and restores construction areas, job sites, and other project areas
Performs or oversees maintenance and repair of CBS utilities as assigned
Identifies problems related to assigned tasks and recommends solutions to their supervisor or others as the problem arises or is anticipated
Collaborates with Buildings Maintenance Supervisor to develop and implement a preventative buildings maintenance program and plans to address identified maintenance needs
Supports construction activities for Public Works and other departments as needed
Responsible to maintain all safety and quality standards required by federal, state, or local law and as established in department requirements
Responds promptly to emergency maintenance requests relating to building systems, including emergency response outside of work hours when on on-call status
Informs Building Maintenance Supervisor about inventory of maintenance supplies to maintain appropriate quantities to perform the work
Assists Building Maintenance Supervisor with soliciting quotes and estimates for products and services.
Performs snow and ice management activities for all CBS infrastructure, as assigned

Basic knowledge of safety practices in construction and maintenance
Knowledge of basic construction and maintenance tools and equipment is desirable
Safe motor vehicle operations and maintenance
Fundamentals of reading, writing, and arithmetic at the high school level
General understanding of building maintenance work and equipment and materials
Acceptable work habits and practices

Building Maintenance Worker II:
In addition to list above for the Building Maintenance Worker I, all higher levels must also have knowledge of:
Building maintenance and construction methods, practices, tools, and techniques used to maintain building infrastructure including HVAC, plumbing, electrical, and other building maintenance systems or components
Local, state, and federal laws and regulations pertaining to public safety, health, accessibility, and sustainability applicable to public buildings
Safety regulations, protocols, principles, practices, and procedures relating to building maintenance
All applicable CBS and Public Works directives, including general code, policies, plans, strategies, and procedures

All levels of Building Maintenance Workers require the following Skills and Abilities based on the employees years of experience and training unless specified otherwise below.

Skills in:
Operating a personal computer using standard or customized software applications appropriate to assigned tasks, such as email communications, work order creation, internet navigation, and calendar or schedule management
Operating a computerized building maintenance software and building system controls such as HVAC and fire protection
Operating hand and power tools, machinery, and equipment necessary for building maintenance, repair, and construction

Ability to:
Recognize and maintain confidential information
Comprehend and follow safety requirements
Read and interpret operational procedures, schematics, blueprints, and plans
Learn and master operational skills for a wide variety of light and heavy equipment
Maintain working knowledge of building maintenance and construction practices, equipment capabilities, and regulatory compliance
Prepare and present accurate and reliable written and oral reports of work progress and problems
Communicate well with others, both orally and in writing, using both technical and non-technical language.
Understand and follow oral and written policies, procedures, and instructions.
Use logical and creative thought processes to develop solutions according to written specifications and oral instructions.
Perform a wide variety of duties and responsibilities with accuracy and speed under the pressure of time-sensitive deadlines.
Quickly and implement new skills and knowledge Minimum Qualifications Building Maintenance Worker I (Grade 6):
High School Diploma or GED; and
Valid Alaska driver's license with clean driving record; and
Experience in construction or maintenance, preferred; and
Experience working with basic construction or maintenance tools and equipment, preferred.

Note: After twenty-four consecutive months working as a Building Maintenance Worker I, an employee will be eligible to move to a Building Maintenance Worker II (Grade 8) so long as all licenses and certificates listed below for a Building Maintenance Worker I in the Other Job Requirements or Expectations have been obtained and the employee has at least two written satisfactory evaluations on record, subject to approval of the Public Works Director.

Building Maintenance Worker II (Grade 8):
Two years as a Building Maintenance Worker I with Sitka; or
Three years of experience in building maintenance, repair, construction, or a related field; and
Demonstrated experience operating hand and power tools and other equipment required for building maintenance, repair, or construction; and
Any equivalent combination of experience, education and training which provides the knowledge, skills and abilities necessary to perform the work.

Other Job Requirements or Expectations Building Maintenance Worker I:
Possession of, or ability to obtain within 6 months of hire, o First Aid, CPR, and AED certificates o ATSSA Flagger Traffic Control certificate o Alaska Portable Fire Extinguisher Technician I certification Possession of, or ability to obtain within 12 months of hire, o OSHA 10 Construction Safety certificate
Building Maintenance Worker II :
In addition to job requirements listed above for the Building Maintenance Worker I:
Possession of, or ability to obtain within 6 months of hire as a Building Maintenance Worker II, o OSHA 30 Construction Safety training certificate o Alaska Boiler Operators License 4th class o Pool Operator certificate issued by a State of Alaska recognized organization
All Building Maintenance Worker employees, regardless of level, are expected to:
Possess, obtain, and maintain the above-required certifications for the duration of their employment with Public Works
Wear the right attire and safety gear for the work assigned
Work hours outside of normal shifts in the early mornings, evenings, nights, weekends, and holidays and be on-call for 24 hours when necessaryWorking Conditions:
Works indoors about 60% of the time performing indoor building maintenance, repair, and operations
Works in the field outside, often in inclement weather with related hazards, about 40% of the time
Works at high elevations on roofs and ancillary facilities with related hazards
May work near moving mechanical parts and in precarious places

Specific Physical Requirements:
Frequent bending, stooping, kneeling and crouching
Frequent lifting, pushing, pulling, or carrying up to 50 pounds with or without assistance from appropriate equipment
Frequent physical movement (walking, standing, sitting, stooping, climbing) throughout the workday depending on operational needs and where working (office or field)
Frequently sits or rides in equipment for long periods of time
Frequently reaches, handles, and feels in order to operate vehicles and equipment
Hearing acuity to recognize alarms and other equipment noises or sounds
Visual acuity required to: o See both near and far acuity to operate vehicles and equipment, monitor traffic and observe people and objects o Have the required depth perception to operate vehicles safely and effectively
General Physical Requirements:
Sufficient clarity of speech and hearing which permits the employee to communicate effectively
Sufficient vision and powers of observation which permits the employee to operate equipment and tools used in operation and maintenance of building infrastructure in a safe and efficient manner
Sufficient manual dexterity which permits the employee to operate computers and grasp tools used in the installation, maintenance, and repair of building infrastructure
Sufficient physical mobility and reflexes which permits the employee to climb, enter and exit confined spaces, inside and outdoors to manipulate equipment and adhere to safety protocols in the inspection, operation, and repair of building infrastructure
