We are seeking a highly skilled Maintenance Manager (Hard Services Engineer) to lead the daily operations of our state-of-the-art R&I Center in Clark. Reporting to the Campus Manager, you will be the driving force in ensuring our groundbreaking facilities support world-class research through operational excellence and technical innovation.
A Day in the Life: In this pivotal role, your responsibilities will include:
Asset Management & BMS Subject Matter Expertise: Act as the site Subject Matter Expert (SME) for the Building Management System (BMS). Develop and implement maintenance strategies for scientific and building equipment, including processing and filling skids in our Demi-Grand and Pilot Plants.
Operational Optimization: Identify critical assets and analyze failure modes to optimize asset value and lifespan. Present data-driven justifications for asset replacement based on repair-vs-replacement cost analysis.
Continuous Improvement & CMMS: Drive the integrity of PM tracking and data storage within the Computerized Maintenance Management System (CMMS). Foster a culture of equipment reliability by training Facility Management contractors and leveraging new digital platforms.
Sustainability Leadership: Support the Campus Manager in executing the sustainability roadmap. Identify and implement opportunities for energy efficiency, water conservation, and waste reduction to achieve R&I's "For The Future" environmental goals.
Cross-Functional Collaboration: Partner with Lab Managers, Demi-Grand leadership, and Pilot Plant teams to minimize downtime. Collaborate with Campus Project Managers during the scoping and execution of new capital assets, while networking with other L'Oreal plants to share best practices.
Strategic Sourcing & Negotiation: Oversee 3rd party vendor PM contracts and proposals. Utilize technical expertise to review offers and negotiate high-value service level agreements.
Compliance & Safety Authority: Ensure all critical systems adhere to local regulations and L'Oreal corporate requirements. Lead site Safety, Health, and Environmental (SHE) programs to support an interdependent safety culture.
Budgetary Oversight: Develop and manage facilities budgets, controlling costs and approving contracts to deliver on site commitments.
We Are Looking For: You are a technical self-starter with a collaborative spirit and a high level of learning agility.
Education: An advanced Engineering degree (Mechanical Engineering preferred) is required.
Experience:
10+ years of previous experience in a technical capacity within a manufacturing setting, facility management, or Hard Services building management.
Proven track record in managing facilities budgets and cost-control initiatives.
Technical Skills:
Proficiency in Building Automation Systems (BMS) and trend analysis.
Strong knowledge of MS Office Suite, with a preference for Power BI.
Soft Skills & Attributes:
Strong analytical and problem-solving skills to resolve complex equipment issues.
Excellent communication and diplomacy skills; ability to engage and energize multi-disciplinary teams.
Global mindset with experience working in an international and multi-cultural environment.
A high sense of learning agility to master new technologies and safety protocols.
A demonstrated commitment to sustainability principles.
Ability to work in a laboratory/manufacturing environment, which may include exposure to noise, moving machinery, and varying temperatures; ability to stand, walk, and climb stairs for extended periods of time. Must be onsite 5 days a week, in the office as this is an essential function of the position (required)
Authorization to work in the United States on a full-time, permanent, ongoing basis without the need for legal sponsorship now or in the future (required)

We are seeking a highly skilled Maintenance Manager (Hard Services Engineer) to lead the daily operations of our state-of-the-art R&I Center in Clark.
