Job Summary
Performs a wide range of skilled and semi-skilled maintenance duties under general supervision to ensure the safe, efficient, and functional operation of residential housing units. Responsibilities include carpentry, basic plumbing, electrical work, and HVAC maintenance and repair, along with preventative maintenance tasks such as cleaning coils, replacing filters, and servicing equipment. Conducts interior and exterior painting, completes unit turnarounds, and responds to maintenance requests in a timely manner.
Knowledge, Skills, and Abilities
- Knowledge of blueprints, wiring diagrams, and technical schematics.
- Knowledge of maintenance tools, equipment, and machinery operation.
- Knowledge of applicable safety codes, standards, and regulations.
- Knowledge of HVAC systems, including troubleshooting and repair of VRF units.
- Basic knowledge of computer systems used for maintenance documentation and work orders
- Skill in interpreting and following oral and written instructions.
- Skill in inspecting residential units and identifying maintenance and repair needs.
- Skill in completing work orders, operational forms, and maintenance records accurately.
- Skill in communicating effectively with residents, staff, and supervisors.
- Skill in documenting and reporting maintenance issues and building system concerns.
- Skill in time management and working independently with minimal supervision.
- Skill in collaborating and working effectively within a team environment
- Ability to operate maintenance tools, equipment, and machinery safely and efficiently.
- Ability to work independently with little or no supervision.
- Ability to adapt to flexible schedules, including weekends and after-hours work.
- Ability to perform all duties in compliance with safety requirements.
- Ability to stand for extended periods and perform physical tasks such as bending, kneeling, twisting, and lifting.
- Ability to perform light to heavy manual labor in a maintenance environment
Required Qualifications
- Experience in building or facilities maintenance, HVAC/HVACR repair, mechanical maintenance, or closely related trades (such as carpentry, painting, plumbing, or masonry) is required. Part-time experience will be considered. In lieu of work experience, relevant education, certifications, or completion of an apprenticeship program may be accepted.
- Must be able to work a flexible schedule, including evenings, weekends, and after-hours assignments as needed.
- A valid Driver's License
