What we offer: Competitive Pay: $30.00 - $33.00/hour (based on experience) Quarterly Maintenance Bonus: Up to $4,000/year Annual Fair Performance Review with Raise Opportunities On-Call Stipend: Earn even when you're not called out 20% off rent at Monarch communities (conditions do apply) 401k with Company Match to support your long-term financial goals Tuition Reimbursement Program Tool Reimbursement Program - Up to $500/year Medical Insurance: Under $50 a month for employees (Blue Cross) Dental and Vision Insurance Life and Disability Insurance Employee Rent Discount: 20% off at any Monarch community Paid Holidays Generous Paid Time Off: 80 hours in your first year 120 hours after 2-4 years 160 hours after 5+ years Location: The Creek Forest Hills 2247 Wrightsville Avenue AND 505 Alpine Drive Wilmington, NC 28403 Wilmington, NC 28403 Your Role as Maintenance Supervisor: Prioritize and complete service requests and work orders efficiently Oversee unit Make Ready/Turn processes for new move-ins Coordinate with the Property Manager on budget and planning Lead and implement a preventative maintenance program Participate in on-call rotation (1 week every 5 weeks) Perform interior/exterior painting and staining as needed What You Bring to the Team: 4+ years of maintenance experience in multi-family housing Experience managing maintenance up to 300 units HVAC experience required (AC, electric, forced air systems) Experience working with maintenance budgets Experience as a multi-site maintenance manager (preferred) Strong leadership skills and experience supervising a maintenance team Certifications: HVAC Certification EPA Certification CPO Certification (preferred) Hands-On Skills in: Drywall, painting, and carpentry Plumbing (e.g., sweating copper pipe) Electrical (outlets, switches, fixtures) Appliance repair (stoves, dishwashers, refrigerators, etc.) Water heater repair (gas and electric) A physical demonstration of your ability to complete job duties will be required during the interview process.
