POSITION SUMMARY
We are seeking a hands-on, solutions-oriented Maintenance Manager to lead maintenance operations for a new lease-up multifamily community. This role is critical to the successful launch and stabilization of the community and requires a leader who thrives in a fast-paced, evolving environment while maintaining high standards for quality, safety, and resident experience.
The Maintenance Manager will oversee all aspects of community maintenance operations, including setting up the maintenance shop, establishing preventative maintenance programs, coordinating unit turnover readiness with construction, and ensuring the community is fully operational throughout all phases of lease-up. The ideal candidate is organized, adaptable, calm under pressure, and willing to do what it takes to support occupancy goals and operational success.
This position requires a proactive leader who can balance daily maintenance operations, vendor coordination, construction collaboration, and resident service while helping build the operational foundation of a brand-new community.
REPORTS TO: Community Manager, Director of Community Management
RESPONSIBILITIES, EXPECTATIONS, AND DUTIES
Lease-Up & Community Transition Support
Lead maintenance operations during all phases of lease-up and community stabilization.
Coordinate and participate in unit turnover walks and transitions from construction to community management.
Identify and document punch-list items, warranty concerns, and quality assurance issues in collaboration with construction teams.
Ensure apartment units, amenity spaces, common areas, and back-of-house operations are move-in ready.
Establish and organize the onsite maintenance shop, tools, inventory, equipment, and operational procedures.
Assist in developing preventative maintenance programs and service protocols for the new community.
Maintenance Operations
Prioritize, assign, and complete maintenance service requests in a timely and professional manner.
Oversee daily maintenance operations including HVAC, plumbing, electrical, carpentry, appliance repair, painting, grounds, and general repairs.
Track and manage work orders to ensure completion, quality, and resident satisfaction.
Maintain community appearance, safety, and operational functionality at all times.
Participate in on-call rotation for evenings, weekends, and emergencies as required.
Ensure all work is completed in compliance with company standards and applicable local, state, and federal regulations.
Leadership & Team Development
Lead, train, and support maintenance team members to ensure accountability and operational excellence.
Coordinate vendor and contractor work to ensure quality, timeliness, and budget compliance.
Assist in hiring, onboarding, training, and performance management of maintenance staff.
Foster a positive, team-oriented culture focused on responsiveness, professionalism, and ownership.
Budget & Operational Oversight
Assist in managing maintenance budgets, purchasing, and inventory controls.
Review and approve vendor invoices, supply orders, and maintenance-related expenses.
Conduct regular property inspections and identify areas requiring immediate or preventative maintenance attention.
Support operational reporting, forecasting, and capital planning efforts.
Resident Experience & Customer Service
Deliver responsive, high-quality service to residents and internal teams.
Address maintenance concerns with professionalism, urgency, and strong communication.
Help create a clean, safe, and welcoming living environment throughout the lease-up process.
Support resident retention by ensuring excellent service and consistent community standards.
Assist with other projects or duties as directed or assigned.
Job Requirements:
Ensure apartment units and amenity spaces are consistently move-in ready and maintained to high standards.
Successfully support the transition from construction to stabilized operations with minimal disruption.
Establish organized and efficient maintenance operations, systems, and preventative maintenance programs.
Maintain strong service request completion times and resident satisfaction scores.
Stay calm, adaptable, and solutions-focused during periods of rapid growth, changing priorities, and operational challenges.
Demonstrate ownership and accountability by stepping in wherever needed to support the success of the community.
Build strong working relationships with construction teams, vendors, residents, and onsite staff.
Lead with professionalism, urgency, and a “get it done” mentality while maintaining safety and quality standards.
SKILLS, EDUCATION AND EXPERIENCE
High school diploma or equivalent required.
3+ years of multifamily maintenance or facilities management experience required.
Previous lease-up, new development, or construction transition experience strongly preferred.
Prior supervisory or team leadership experience preferred.
Advanced knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, painting, and general maintenance.
EPA Type II certification or higher required.
HVAC certification preferred.
Commercial Pool License preferred.
Strong understanding of preventative maintenance programs and building systems.
Ability to prioritize and adapt in a fast-paced, evolving environment.
Excellent communication, organizational, and problem-solving skills.
Ability to remain calm and effective under pressure or during emergencies.
Working knowledge of OSHA standards, MSDS documentation, and maintenance safety protocols.
Strong computer and property management software skills preferred.
Valid driver’s license and reliable transportation required.
Ability to lift up to 50 pounds and work in varying indoor/outdoor conditions.
