This position is r esponsible for the Association Maintenance Department at RiverCamps to ensure the maintenance, repair, and operation of equipment and systems of the buildings are maintained to the highest level.

Compensation:
This will be an hourly position, pay starting between $20-$25/ hr depending on experience.

ESSENTIAL FUNCTIONS:

  • Supervise, delegate, and verify completion of necessary repairs and preventive maintenance throughout the property.
  • Manage adequate inventory of parts, supplies, tools, and materials for the department.
  • Assist with hiring, training, and directing all department personnel. Provide efficient use of manpower to maintain workload.
  • Assist with the supervision of all maintenance and custodial personnel.
  • Oversee the operation of the pools and spas throughout the resort. Ensure contracted pool technicians are properly cleaning, testing, and documenting operations. Ensure rules are being followed.
  • Perform periodic equipment inspections and preventative maintenance on generators, water pumps, pool equipment, fitness equipment, life safety systems, golf carts, compactors, heat & air, etc., as directed.
  • Clean air conditioner filters, condensation p-traps, and return air vents monthly. Schedule repairs beyond local capabilities.
  • Replace any burned-out light bulbs in parking and common areas daily, as required.
  • Troubleshoot and repair or replace light fixtures throughout the resort, including parking areas, landscape lighting, and other common areas.
  • Repair damaged sheetrock walls; texture and paint, as required.
  • Repair/replace plumbing fixtures and valves, including outdoor showers and hose bibs, and perform minor maintenance such as replacing toilet seats and unclogging drain pipes.
  • Assist CAM to coordinate all warranty-type repairs with contractors.
  • Maintain powered and non-powered carts, as well as gas and electrical equipment such as blowers, pressure washers, etc.
  • Monitor trash collection areas, compactors, and dumpster areas daily. Clean and unclog, as required.
  • Assist landscape vendor with irrigation system and all vegetation. Report as needed.
  • Maintain and repair common area FF&E as needed.
  • Maintain and repair metal railings and gates in pool areas and along South side of towers.
  • Maintain electrical, mechanical, and equipment rooms to include dusting equipment, painting floors, and performing routine maintenance and repairs.
  • Monitor operation of automatic doors and adjust sensors when required.
  • Monitor all common areas daily, including stairwells and breezeways. Correct any problems, if possible. Otherwise, make a note of the problem and location, and notify the maintenance manager/supervisor.
  • Assist with picking up litter in parking lots, garages, pool decks, lawn and shrubbery areas, planter boxes, and sand dunes daily.
  • Be responsible for the overall maintenance and appearance of the buildings and grounds, and for reacting to other requirements, from time to time, as directed by the maintenance manager.
  • Report, monitor, and complete AppFolio work orders, preventative maintenance task items, and property inspections.
  • Extensive knowledge of plumbing, electrical, HVAC, refrigeration.
  • Knowledge of OSHA regulations, national, state & local building regulations and codes, equipment operation and preventive maintenance procedures, and record-keeping requirements, associated with above.

Physical Demands

  • Work tasks are performed primarily outdoors. Temperature varies due to weather conditions.
  • Position requires walking and giving directions; must be able to stand and exert well-paced mobility for up to 4 hours. The length of time of these tasks may vary from day to day and task to task.
  • Must be able to exert a well-paced ability to reach different outlets and other departments of the resort on a timely basis.
  • Must be able to bend, stoop, squat, and stretch to fulfill cleaning and stocking tasks.
  • Must be able to lift up to 60 lbs. On a regular and continuing basis. Must be able to push and pull carts and equipment weighing up to 250 lbs. on a regular and continuing basis.

Education

High school or equivalent education preferred.

Experience

Minimum 3 years experience in facilities management of related properties or other comparable business. Previous resort experience preferred.

Licenses or Certificates

Must possess a valid Certified Pool Operator certification. Must possess a valid Driver's License.
