Facilities Maintenance Technician Job Description The Facilities Technician performs a wide range of preventive and corrective maintenance tasks to support building operations at a 4-star hotel in DC. This role focuses on general plumbing, carpentry, electrical, HVAC, and facility systems while providing professional, customer-facing service in a contemporary, technology-driven environment. Schedule All technicians are assigned to an 8am-4pm or 12pm-8pm shift, and are required to work one weekend day. Responsibilities Perform general plumbing tasks, including changing shower heads, sinks, drains, and related fixtures. Carry out general carpentry work such as repairing beds, doors, and other structural components using hand and power tools. Handle general electrical duties, including replacing lamps and bulbs, and tracing electrical lines to identify and resolve basic issues. Monitor HVAC systems, clean vents in rooms, and troubleshoot routine HVAC issues before escalating more complex problems to external contractors. Use iPads and digital work order systems to receive, track, and complete maintenance requests in a timely and accurate manner. Operate and troubleshoot modern building systems, including motorized blinds and other technology-based equipment, following training and guidelines. Perform preventive maintenance on building equipment, lighting, and facility systems to reduce downtime and extend equipment life. Change out equipment components such as motors and sensors as needed to keep systems operating safely and efficiently. Assist with facility repairs, including painting, lighting maintenance, and general facilities upkeep. Support building and grounds maintenance in assigned areas, ensuring spaces remain clean, safe, and operational. Respond promptly to maintenance tickets and service requests, taking initiative to identify and resolve issues without waiting for direction. Communicate clearly and professionally with residents, guests, and colleagues in person, in writing, and via email. Provide customer-focused service, ensuring a positive experience for building occupants while maintenance work is performed. Collaborate with other facilities team members and external contractors to coordinate repairs and larger projects as needed. Follow safety procedures and best practices when using tools, equipment, and ladders, and when working on rooftops or in mechanical spaces. Additional Skills & Qualifications Previous maintenance experience in a hotel or apartment complex environment. Experience working in customer-focused settings such as apartments, hotels, or corporate facilities. Experience working on rooftop HVAC units. Familiarity with VAV (Variable Air Volume) boxes. CFC or related HVAC certification, where applicable. Previous experience in residential maintenance and/or contractor work. Demonstrated ability to provide high-quality customer service while performing maintenance tasks. Strong problem-solving skills and the ability to troubleshoot building systems effectively.
