Facilities Technician Job Description This hands-on facilities technician role is essential to maintaining the peak operational performance of commercial properties. You perform skilled repairs, preventative maintenance, and troubleshooting on complex HVAC, electrical, plumbing, and mechanical systems while ensuring full compliance with safety regulations and building codes. Responsibilities Perform repairs and preventative maintenance on commercial HVAC systems, including pumps, motors, air handlers, automation and controls systems, and associated electrical and pneumatic components using industry-standard tools and in accordance with all applicable codes and regulations. Complete general electrical work such as ballast and bulb replacements, variable frequency drive (VFD) maintenance, and electrical troubleshooting to support continuous building operations. Operate and apply practical knowledge of Building Management Systems (BMS) to monitor, control, and optimize overall building system performance. Conduct proactive building inspections to identify maintenance needs, evaluate equipment condition, and address issues before they escalate into major problems. Participate in and adhere to comprehensive safety practices, including lockout/tagout (LOTO) procedures, working at heights protocols, confined space entry requirements, arc flash awareness, and proper use of personal protective equipment (PPE), while ensuring compliance with all regulatory laws and guidelines. Prepare and submit parts purchase requests as needed to support timely repairs and ongoing maintenance activities. Provide exceptional customer service by responding promptly to tenant concerns, communicating clearly, and ensuring work meets quality standards and high levels of satisfaction. Perform general facilities maintenance tasks such as plumbing, mechanical repairs, painting, and other building upkeep activities as needed. Troubleshoot complex mechanical, electrical, plumbing, and control issues to quickly identify root causes and implement effective solutions. Document work performed, maintenance activities, and equipment status accurately to support ongoing facility management and planning. Essential Skills High school diploma or GED equivalent. Minimum five years of HVAC and electrical facility-related work experience. Comprehensive knowledge of commercial HVAC systems maintenance and repair, including hands-on experience with mechanical, electrical, plumbing, and building control systems. Strong understanding of safety protocols including lockout/tagout (LOTO), working at heights, confined space entry, and arc flash requirements, with the ability to recognize, assess, and mitigate risks. Physical capability to perform demanding maintenance work, including bending, sitting, kneeling, squatting, standing, reaching, and laying for extended periods, and the ability to lift up to 50 pounds and operate scissor lifts and boom lifts. Proven verbal and written communication skills with a demonstrated record of excellent internal and external customer service delivery. Demonstrated ability to perform electrical work, facilities maintenance, plumbing, HVAC service, mechanical repairs, troubleshooting, and preventive maintenance. Ability to work independently as a self-directed technician while prioritizing tasks and managing time effectively. Additional Skills & Qualifications EPA Universal Certification as a Universal Technician for CFCs, or the ability and willingness to obtain this certification within one year of employment. NFPA 70E certification, or the ability and willingness to obtain this certification within one year of employment with company-provided training. Proficiency with computers and web-based applications, including the ability to create, modify, and edit processes, procedures, and reports. Practical experience with Building Management Systems (BMS) operation and troubleshooting. Strong problem-solving skills and a proactive approach to identifying and addressing maintenance needs. Attention to detail and commitment to following established procedures, safety standards, and regulatory requirements.
