Building Maintenance Technician I/II - responsible for performing skilled work in the inspection, servicing, adjustment, repairing, and replacement of building systems including HVAC, electrical, plumbing, and carpentry for City of Manassas facilities. Building Maintenance Worker - responsible for performing routine maintenance and repairs of City facilities under limited supervision. Work involves plumbing repairs, electrical repairs, carpentry repairs, HVAC repairs, and maintaining knowledge of principles and practices of building maintenance and repair. The hiring range is: Technician II (B10): $26.24 - $36.08 per hour, DOQ Technician I (B08): $23.82 - $32.75 per hour, DOQ Worker (B06): $21.60 per hour The announcement is open until filled and may close at any time. Essential Job Functions Technician I/II: Installs circuits, outlets, lighting, breakers, panels, and equipment; troubleshoots electrical problems in facilities. Repairs circuits, lighting, and street lights along roadways and parking lots; and troubleshoots low voltage issues. Repairs, installs, and maintains water lines, drain lines, and clears blockages with drain cleaning equipment; repairs fixtures and ice machines; and installs water heaters, backflow, preventives, etc. Performs repairs and construction of fences, walls, buildings, doors, steps, ramps, custom cabinets, ceilings, shingle roofs, flat roofs, etc.; hangs and finishes drywall; and performs painting, carpentry, tiling floors, etc. Supervises the work of outside contractors; schedules work; purchases materials; specifies scope of work; schedules task; approves payments; and makes recommendations to management. Repairs fire alarm system; wires new devices; changes defective devices; disables zones and panels; and contacts/coordinates with monitoring company. Performs welding of ramps, stages, trailers, motors, pulleys, etc. Installs and repairs security systems; replaces devices, transformers, wiring, etc. Maintains current, comprehensive knowledge of applicable plumbing, electrical, mechanical, building codes. Operates/uses a variety of equipment, machinery, tools, and supplies such as service truck, electrical meters, power tools, HVAC tools, electrical tools, plumbing tools, HVAC supplies, electrical supplies, plumbing supplies, carpentry supplies, general office supplies, fuel for motorized equipment, or other items. Performs snow removal for City buildings, public sidewalks etc.; performs set ups for special City events. Performs other duties as assigned. Worker: Repairs and installs electrical lighting, switches, outlets, pumps, ballast and wiring. Repairs and installs plumbing fixtures, water heaters, pumps, toilets, urinals, water fountains, and other plumbing items; installs and maintains back flow prevention devices. Repairs and maintains HVAC fans, filters, belts and performs preventive maintenance. Repairs and maintains Carpentry fixtures such as doors, windows, walls, floors. Repairs and/or replaces carpeting and tile. Responds to after hour emergency calls on fire alarms, security alarms, water damage, HVAC equipment problems, etc.; assists with in-house renovation projects. Performs building maintenance repairs such as remodeling and painting; transports equipment and tools to job sites as needed; prepares and paints walls, ceilings and floors. Assists with annual safety inspections such as: fire alarm testing, panic, security, elevator etc. Sets-up and breaks down special events for City; hangs decorations and banners on city property as needed; moves furniture at City Hall and Public Works; assists Street Division with snow and leaf removal. Performs other duties as assigned. Minimum Required Qualifications Building Maintenance Technician II High School Diploma or GED is required, with Vocational/Technical certification in Maintenance Mechanics or related field Four years related facility maintenance and/or grounds care experience Building Maintenance Technician I High School Diploma or GED is required, with Vocational/Technical certification in Maintenance Mechanics or related field Two years related facility maintenance and/or grounds care experience Building Maintenance Worker High School diploma or equivalent is required; supplemented by some related experience in building maintenance or construction For all positions: An equivalent combination of education, training and experience that provides the required knowledge, skills and abilities for this position may be considered Special Requirements Must possess and maintain a valid Virginia driver's license. For Technician I/II: Universal Refrigerant Usage License required May be required to obtain specific technical certifications as deemed necessary by supervisor.
