Ralston Management Group, an established full-service real estate investment and property management firm, is seeking a skilled and dependable Maintenance Technician to support our San Francisco and Bay Area apartment portfolio.

This position is responsible for performing a wide range of building, apartment, and property maintenance duties, including troubleshooting, repairs, make-ready work, preventive maintenance, and emergency service requests. The Maintenance Technician works closely with property managers, vendors, contractors, residents, and other team members to help maintain safe, functional, and well-presented residential properties.

This is a full-time, hourly, non-exempt position eligible for overtime.

POSITION SUMMARY
The Maintenance Technician performs general maintenance and repair work across Ralston Management Groups managed properties. This role requires regular travel between properties, hands-on repair work, use of hand and power tools, accurate work order documentation, and professional communication with residents, vendors, contractors, and coworkers.

The ideal candidate is a practical problem-solver with strong maintenance experience, good judgment, and the ability to know when a repair can be handled in-house and when a contractor or supervisor should be involved.

ESSENTIAL DUTIES
Responsibilities may include, but are not limited to:
Complete assigned maintenance service requests in a timely and professional manner.
Perform general apartment and building repairs, including:
- Painting and touch-up work
- Drywall repair and patching
- Basic plumbing repairs
- General carpentry
- Baseboard installation and prefab cabinetry installation
- Basic electrical maintenance, such as changing fixtures, outlets, and breakers where legally permitted
- Roof patching and leak-response support
- Make-ready work for vacant apartment turnovers
Perform preventive maintenance, scheduled maintenance repairs, emergency repairs, and unscheduled repairs as needed.
Diagnose maintenance issues, replace or repair parts, test completed work, and make adjustments.
Read and interpret work orders, product instructions, equipment manuals, and repair documentation.
Use hand tools, power tools, ladders, and other maintenance equipment safely and appropriately.
Assist in monitoring work performed by outside vendors and contractors.
Complete grounds-related work as assigned.
Identify and promptly report unusual conditions, property damage, safety concerns, code-related issues, or potential maintenance problems.
Maintain clean, orderly, and safe work areas.
Maintain inventory controls, tools, supplies, and materials in a cost-effective manner.
Complete accurate and timely timekeeping, mileage, work-order notes, photos, and other required documentation.
Communicate professionally and courteously with residents, vendors, contractors, supervisors, and coworkers.
Follow company policies, safety procedures, and applicable local, state, and federal requirements.
Participate in scheduled after-hours or emergency response work as assigned, consistent with applicable wage-and-hour laws.

QUALIFICATIONS
At least 5 years of maintenance, construction, apartment maintenance, or related hands-on repair experience preferred.
Practical experience with painting, drywall, plumbing, carpentry, basic electrical maintenance, apartment turnovers, and general building repairs preferred.
Ability to troubleshoot, prioritize, and complete maintenance tasks efficiently.
Ability to determine when a repair requires assistance from a supervisor, coworker, licensed contractor, or outside vendor.
Ability to read work orders, safety instructions, product labels, manuals, and written repair instructions.
Ability to communicate professionally with residents, vendors, contractors, supervisors, and coworkers.
Ability to use a smartphone, email, text messaging, photos, work order systems, and electronic timesheets.
Basic tools required; company may provide specialty tools and equipment as needed.
Because this position requires regular travel between properties, transporting tools and materials, and operating a company vehicle or approved vehicle for company business, a valid drivers license and acceptable driving record are required.
Ability to perform the essential functions of the position, with or without reasonable accommodation.

PHYSICAL REQUIREMENTS
This is an active, field-based maintenance position. Duties may require standing, walking, bending, kneeling, stooping, crouching, crawling, climbing stairs and ladders, reaching, balancing, using tools and equipment, and working indoors and outdoors. The position may involve lifting, carrying, pushing, or pulling tools, equipment, supplies, and materials. Work may occur in common areas, apartments, roofs, garages, crawl spaces, mechanical areas, exterior areas, and other building locations. WORK ENVIRONMENT
The Maintenance Technician may work in a variety of residential property environments, including occupied apartments, vacant units, roofs, garages, basements, crawl spaces, exterior walkways, and common areas. The role may involve exposure to weather, dust, noise, wet conditions, fumes, mechanical equipment, electrical components, and cleaning or maintenance products.
