Maintenance Director

The Maintenance Director is responsible for the overall safety, functionality, and physical appearance of Manor on 1st.

This role oversees building systems, preventative maintenance, life safety readiness, and environmental standards to ensure residents live in a secure, comfortable, and well-maintained environment.

The Maintenance Director also supervises the housekeeping team and supports operational readiness as the community grows.

Responsibilities
  • Maintain all interior and exterior areas of the community.
  • Perform routine inspections of resident apartments, common areas, and mechanical systems.
  • Respond promptly to maintenance requests and work orders.
  • Repair and maintain doors, locks, handrails, fixtures, cabinetry, flooring, lighting, and plumbing components.
  • Coordinate apartment preparation and turnover for new resident move-ins.
  • Maintain all community furniture, equipment, and fixtures.

Life Safety and Compliance

  • Maintain compliance with Utah Assisted Living Type II licensing requirements.
  • Conduct and document required life safety inspections.
  • Monitor fire alarm, sprinkler, emergency lighting, and call systems.
  • Ensure fire extinguishers, exit signs, and emergency equipment remain operational.
  • Coordinate required inspections with local fire authorities and regulatory agencies.
  • Assist during state surveys and inspections.

Preventative Maintenance

  • Develop and maintain a comprehensive preventative maintenance program.
  • Schedule routine inspections and servicing of:
  • HVAC systems
  • Boilers and water heaters
  • Elevators
  • Emergency generators
  • Kitchen equipment
  • Laundry equipment
  • Fire and life safety systems
  • Maintain accurate maintenance logs and records.

Vendor Management

  • Coordinate outside contractors and service providers.
  • Obtain bids and recommendations for repairs and capital projects.
  • Monitor contractor performance and ensure work meets community standards.
  • Maintain service agreements and vendor documentation.

Grounds and Exterior Maintenance

  • Oversee landscaping, snow removal, irrigation, parking areas, walkways, and exterior lighting.
  • Ensure grounds remain attractive and safe at all times.
  • Identify and correct potential safety hazards immediately.

Resident Services

  • Respond courteously and professionally to resident concerns.
  • Assist residents with maintenance-related requests.
  • Maintain positive relationships with residents and family members.
  • Support resident satisfaction and quality-of-life initiatives.

Emergency Preparedness

  • Participate in emergency response planning and drills.
  • Serve as a member of the community's emergency preparedness team.
  • Respond to after-hours emergencies as needed.
  • Assist with disaster preparedness, evacuation procedures, and power outage planning.

Inventory and Budget Management

  • Maintain maintenance supply inventory.
  • Monitor maintenance expenditures.
  • Recommend capital improvements and replacement schedules.
  • Assist Executive Director with annual budgeting for maintenance and capital projects.
Qualifications
  • Experience in building maintenance or facilities operations
  • Knowledge of basic building systems
  • Ability to prioritize and respond to needs
  • Strong organizational skills
  • Ability to supervise support staff
