Under general supervision, the General Maintenance Tech/Painter performs skilled painting, carpentry, and repairs, including maintenance on campus buildings, equipment and various other surfaces. Related work includes coordinating large painting and carpentry projects, demo work, as well as cleaning and maintaining the facility, and providing other operational tasks as needed. Responsible for performing a variety of skilled technician duties, which include electrical, mechanical, carpentry, and HVAC in the maintenance and repair of college facilities and equipment.
Salary Schedule Placement : Appropriate placement on Salary Schedule E4 05 based on experience ($34,298 - $51,793).
Essential Duties and Responsibilities- Inspect and maintain the quality of buildings on an as-needed basis.
- Develop and submit lists of necessary carpentry repairs and improvements.
- Calculate amounts of required materials, dimensions, and estimate project cost.
- Operate various types of equipment needed to maintain facilities.
- Demo areas before carpentry or painting is started.
- Work on ladders and various rigging to reach high ceilings and walls.
- Move furniture and equipment as needed.
- Clean walls/surfaces to ensure proper adherence.
- Scrape, sand, prime, or seal surfaces before painting. All prep work included.
- Remove fixtures such as pictures, doorknob, lamps and electric switch covers before painting.
- Apply paint to surfaces including walls, floors, doors, etc.
- Apply touch-up or second coats as needed.
- Remove all paint splatters and clean equipment and job site(s) when finished.
- Leave the job site clean daily during and after work is completed.
- Perform preventative maintenance on all areas as needed.
- Record and log all work performed, complete work orders, and compile all required reports in a timely and complete manner.
- The work may involve exposure to potentially dangerous situations, and adequate precautions should be taken and proper safety procedures followed in performing daily tasks.
- Perform routine and scheduled preventive maintenance and troubleshooting on the HVAC system; lubricate bearings and change filters and belts in air handlers; adjust thermostats and temperature controls.
- General maintenance duties may include moving furniture, furniture repair, removal, setup, and assisting with room setups for meetings/events, etc.
- Performs other related duties as assigned by administration.

Qualifications- High school diploma or GED. Associate degree preferred.
- Two (2) years of full-time related work experience.
- Valid Alabama Drivers License. Must be insurable by the colleges insurance carrier.
- EPA refrigerant recovery certification preferred.
OTHER QUALIFICATIONS:
- Ability to use equipment necessary to strip and wax floors.
- Knowledge of chemicals and Material Safety Data Sheet (MSDS).
- Knowledge of the Occupational Safety and Health Act and Hazardous Communications regarding worker safety and use of chemicals.
- Basic computer skills.
- Basic knowledge of HVAC, plumbing, and electrical systems.
- Ability to work with hardware tools and power equipment.
- Detail-oriented with an aptitude for problem-solving.
- Ability to work with machinery or move heavy equipment.
- Ability to communicate effectively both orally and in writing.
