Located in Greenpoint, Brooklyn, the Continental Safe Haven is comprised of 145 beds for individuals not yet ready to transition into permanent housing, as well as those who may have struggled in other housing programs. Continental Safe Haven offers an alternative to life on the street: private, safe, clean, and affordable short-term accommodations. On-site case management and clinical services are available to meet the needs of its residents and to help those ready to move into secure permanent housing.Reporting to the Assistant Director, Facility Maintenance, Transitional Housing, the Facility Maintenance Supervisor, Programs oversees the day-to-day building operations, including all functions and supervising the staff of the Maintenance Department. The Facility Maintenance Supervisor directly impacts the quality of life of all tenants by providing a structurally safe, exceptionally clean and highly maintained positive environment. The Facilities Maintenance Supervisor utilizes a preventative maintenance plan, and performs electrical, plumbing, mechanical, and general carpentry work. The Facility Maintenance Supervisor assigns tasks and coordinates inspections with tenants, supervisors, peers, and related city agencies and oversees the maintenance of the building systems through work orders, purchasing, and building inspections to ensure the building maintains its certificate of fitness.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Manage day-to-day building functions and supervise the maintenance and housekeeping staffManage building complexities that includes building management system requiring training and ongoing maintenance; heating systems; unit turnoverManage building maintenance services and systems with contractors and supervisorsCoordinate, dispatch, and verify work performed both physically and via the work order systemOversee work order system and unit-turn-over processAssist with preparation of annual building-wide inspections conducted by DHS, DOH, DOB, FDNY, and other agenciesAddress tenant concerns about maintenance via meetings or written noticesRespond to emergency calls and rectify existing conditionsRespond to summons, violations, and city complaintsAssist in developing strategies to reduce violations and summonsMaintain inspection logs for standpipe/sprinkler; maintenance logs; and all federal, state, and city regulationsEnsure building compliance with all building and health codesPerform other duties as assigned

MINIMUM QUALIFICATIONS:

High School Diploma, GED, or Trade School Certification requiredMinimum 3 years working in the building trades or related fieldPrevious supervisory experience preferredPrevious experience using Maintenance Connection, or another Computerized Maintenance Management System (CMMS) system requiredTaken supervisory and managerial training seminars preferredProficiency with Microsoft Office Suite programs including Word, Excel, Outlook, and Microsoft Teams, and some property management programs like MRI OutlookBasic skills in plumbing, electrical work, carpentry, and dry wall applicationRequired: current S-12 Fire Sprinkler, S-13 Standpipe, S-95 Fire Alarm Systems Certifications, and F-80 Certificate of Fitness for Coordinator of Fire Safety and Alarm Systems required. Must obtain within first 30 days of employmentPreferred: F-07 and W-07 Fitness for Fire and Emergency Drill Conductor Certifications; T-89Ability to read and understand EnglishAbility to work with diverse population, including persons with mental illness and histories of homelessness
