Note: Starting pay rates are ultimately determined by the scope of the position, the candidate's relevant experience, and internal equity. New employees typically start in the lower half of range, but experts in their field may be considered for starting pay rates in the top half of the range.

Summary

The primary purpose of this position is to operate and maintain low-pressure heating systems and heat distribution systems; ventilation, chillers, and air handling systems; domestic hot and cold-water systems; and fire systems in assigned buildings.

All activities must support the Minneapolis Public Housing Authoritys (MPHA or Authority) mission, vision, and values.

Essential Duties and Responsibilities

The position duties and responsibilities listed below describe the general nature and scope of work. Other responsibilities, duties and skills may be required and assigned, as needed.

  • Operates and maintains hydronic boilers, exhaust fans, air compressors, emergency operations, fire pumps, radiation pumps, domestic water system pumps, controls, chillers, and air handling units. Tests, lubricates, changes oil, tunes up, changes filters, adds chemicals, disassembles, and cleans the above equipment, as appropriate.
  • Repairs, rebuilds and/or replaces exhaust fans, fire and radiation pumps, heat exchangers, controls, thermostats, chillers, and air handling units.
  • T roubleshoots the cause of equipment failure when problems are unusual or not readily identifiable.
  • Responds to and resolves emergency calls for broken or frozen pipes, power outages that cause equipment to shut down, boiler failure, and other situations requiring immediate attention, including after-hours emergencies.
  • Prepares a monthly report regarding the condition of assigned mechanical systems.
  • Performs preventative maintenance on all assigned mechanical equipment.
  • Operates building automatic software system for controls, diagnostics, and operating schedules.
  • Performs other related duties as assigned.

The position generally works on Authority properties, which may cause the employee to experience a range in temperatures and other weather conditions. The noise level may be loud, and the environment may be more hazardous than a standard office environment. This position may be required to work with contractors as well as Authority residents.

Education and/or Experience
High School Diploma or GED and completion of vocational courses in boiler operation, HVAC maintenance, and electric/electronic controls with a minimum of three (3) years of experience in operating and maintaining HVAC systems. An equivalent combination of education and experience may be considered.

Must possess a Minnesota First Class C Engineers License.

Some positions may require possession of a valid drivers license. Those positions may also require use of a personal vehicle and evidence of individual automobile insurance coverage, or the ability to be insurable under the Authoritys automobile insurance plan at the standard rate. Must pass a criminal history background check.

Technical Skills
To perform this job successfully, the employee should be able to successfully operate a variety of applicable hand-held tools and equipment. Must have the ability to learn proper use of other tools and equipment as required by assigned tasks.

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. To perform this job successfully, the employee is frequently required to travel to various Authority properties to perform maintenance work. Daily movements include sitting; standing; reaching and grasping; climbing on ladders, operating handheld tools and other machinery; moving about the properties; driving an automobile; and attending onsite meetings and offsite meetings. The employee must be able to exchange information in person, in writing, and via telephone. The employee must occasionally transport up to 50 pounds.
