JOB SUMMARY:

The City of Irondale is seeking a well-qualified, motivated Building Maintenance Supervisor to lead and direct a crew performing building maintenance. Building Maintenance Supervisors direct the operation, maintenance, repair, and custodial services of a moderate size public building or building complex. Building Maintenance Supervisors plan and carry out their assignments, resolve most of the conflicts that arise, coordinate the work with others, and interpret policy on their own initiative in terms of established objectives. Work assignments are received through work orders, observation, meetings, and verbally. Work is reviewed through conferences and observation of results obtained and the employee keeps the supervisor informed on the progress of assigned tasks.

City of Irondale: $49,650 - $77,002

MINIMUM QUALIFICATIONS:

The following are job-related qualifications that are required for employment consideration for this position:

  • Driver's license.

  • Experience in planning and scheduling work of commercial or industrial building maintenance staff.

  • Experience monitoring and inspecting the work of a maintenance staff.

  • Experience in troubleshooting commercial or industrial building systems such as plumbing, electrical and HVAC, including the reading of building plans.

  • Experience in researching specifications and prices and/or contacting vendors.

PREFERRED QUALIFICATIONS:

The following are job-related qualifications deemed desirable by the City of Irondale. These qualifications may be considered by Irondale when reviewing applications and inviting candidates to participate in subsequent steps in the selection processes.

  • Craftsman's Certification (i.e. Plumbing, Electrical, HVAC).

  • Trade school coursework.

  • Apprentice in a building trade.

TYPICAL JOB DUTIES:

  • Procures and/or manages inventory (i.e., supplies and equipment) to ensure the products and services are available to meet the operational needs of each department.

  • Performs maintenance tasks by inspecting, installing and repairing building systems and equipment in order to ensure that the building is safe, secure and comfortable for the occupants.

  • Initiates, plans, executes, and monitors work involved in the completion of projects by meeting with staff, contractors and supervisors to ensure that the project is completed in a timely, efficient and cost-effective manner.

  • Supervises staff by assigning and distributing work, directing staff in their job duties, monitoring progress of work, providing feedback and/or training.

  • Conducts training to provide knowledge and understanding of work processes to ensure compliance with procedures and standards.

  • Troubleshoots problems with systems and equipment by inspecting and testing the equipment, and ensures that any necessary repairs are made so that the systems and equipment are functioning as intended and no other damage will occur.

PHYSICAL DEMANDS:

Job involves moderate physical exertion required for occasional prolonged periods of standing, pushing, pulling, lifting, carrying, balancing, climbing, stooping, kneeling, crouching, or crawling. May involve occasional lifting of items or objects weighing up to 75 lbs.

WORK ENVIRONMENT:

Work is performed both within employer-owned facilities such as offices, workshops, warehouses, or stations. Work involves use of various hand tools such as screwdrivers, wrenches, and multimeters. Work requires regular exposure live electrical circuits and hot water pipes.
