SUMMARY

The Maintenance Worker provides a variety of services such as mechanical repair, general maintenance, and overall handyman for the buildings, equipment and property.

ESSENTIAL DUTIES AND RESPONSIBILITIES

The following duties and functions, as outlined herein, are intended to be representative of the type of tasks performed within this classification. They are not listed in any order of importance. Other duties may be required and assigned.

  • Provides routine maintenance services for building, equipment, and property.
  • Provide minor preventive maintenance tasks for buildings, equipment and property.
  • Provides janitorial support services to staff.
  • Cleans and performs preventative maintenance on equipment and tools and buildings.
  • Removes trash by emptying trash containers; transporting materials to disposal area; recycling materials.
  • Cleans and resupplies restrooms.
  • Sets up and breaks down equipment and furniture for functions when required.
  • Services and reports mechanical malfunctions if they cannot repair them.
  • Is aware of, reports, and removes any possible safety hazards.
  • Is aware of and reports any unauthorized person on the premises.
  • Maintains building interior by dusting and polishing furniture, equipment, mirrors and fixtures; washing windows, counters, walls and woodwork and can make minor repairs to the structure.
  • Sweeps, scrubs floors, and vacuums carpeting.
  • Performs general cleaning and disinfecting using approved solvents and appropriate tools.
  • Responsible for painting, minor plumbing repairs, minor electrical repairs and other routine maintenance needed.
  • Performs other duties as assigned.
  • Ensures that all major maintenance activities are conducted according to industry standards and Diocesan Policy.
  • Manages spending and provides accurate documentation and receipts of all transactions and service agreements.
  • Attends staff meetings and planning sessions as required.
  • Attends training and conferences and reads information needed to stay current in the position.
  • Works directly with maintenance committee.
  • Attends, as requested, meetings of the parish council and other parish committees.
  • Conducts annual property inspections, generates work orders, and collaborates on the annual capital budget for maintenance activities, consulting with the business manager.

ADMINISTRATIVE

  • Interfaces with appropriate staff/managers to receive information regarding maintenance needs; ensures timely response to requests.
  • Interfaces with appropriate staff/managers, engineers, and outside contractors to review and/or develop renovation and any possible new construction plans; coordinates communication with and work of outside contractors.
  • Develops, implements, and monitors department budget; manages expenses within approved budget constraints.
  • Liaison with outside agencies on property matters (i.e., city, county agencies).
  • Attends, as required, meetings of building committees for large maintenance projects.

QUALIFICATIONS

CATHOLIC FAITH

Requires an appreciation and respect for the Catholic Church and its teachings. EDUCATION and/or EXPERIENCE

Associates degree in engineering, facilities management, or closely related field and three (3) to five (5) years related experience, or equivalent combination of professional certification and experience required. Requires knowledge of landscaping, heating, ventilating, air-conditioning systems, refrigeration, electrical, lighting, plumbing, carpentry, painting, and other generally understood maintenance skills. Familiarity with and appreciation for city and state building codes, OSHA requirements, and ADA laws.

OTHER SKILLS and ABILITIES

  • Must have working knowledge of all building systems, HVAC, Electrical, Plumbing, etc.
  • Individual should have the knowledge and skills to diagnose trouble issues, make minor repairs and be able to work with outside vendors to get repairs done to the building systems.
  • Knowledge of the proper use and disposal of hazardous materials, safe handling techniques, and use of proper safety equipment as outlined by OSHA.
  • Must have repair skills for minor equipment used inside or outside.
  • Must be self-motivated and prompt in performing tasks.
  • Must successfully pass Diocesan background screening and Safe Environment Training.
  • Commitment to excellence and high standards.
  • Strong communication, organizational, problem-solving, and analytical skills.
  • Ability to manage priorities and workflow, handling multiple projects and meeting deadlines.
  • Ability to deal effectively with a diversity of individuals at all organizational levels.
  • Ability to understand any and all safety requirements and cautions.
  • Working knowledge of spreadsheet programs for budgeting.
  • Ability to perform physical labor.
  • Ability to keep written records of work performed, supplies, equipment and purchases.
  • Possess valid Florida drivers license and maintain and acceptable driving record.

WORKING CONDITIONS

The working hours of this position are not limited to an 8-hour day. This person will need to be available in the evening and weekends, as needed. Must be willing to work in conditions of stress and function well under pressure.

PHYSICAL and SENSORY REQUIREMENTS

Ability to climb a ladder to height of 35 feet and use scaffolds. Ability to lift 50 pounds, bend, stoop, squat, lean, reach, crawl, stretch, and stand for long periods of time. Be able to perform all the tasks required of maintenance staff. Work inside and outside of buildings. Work in well lighted and ventilated areas, hot and cold temperatures. And dark and tight quarters. Ability to work with minimal supervision as well as in a team environment. Work extra hours and be on call for holidays and emergencies as needed.
