Maintenance Supervisor II (Gospel Gardens)

WinnCompanies is looking for an adaptable and motivated Apartment Maintenance Supervisor II to join our team at Gospel Gardens , a 200-unit property located in Memphis, TN.
In this role, you will oversee the maintenance operations of the property, supervise maintenance staff, and perform maintenance functions.
Please note that the ideal candidate will adhere to the following schedule: Mondays to Fridays with a rotational on-call schedule. Responsibilities

• Lead and manage a maintenance staff at the property on a day to day basis and perform as working supervisor (mandatory daily grounds with team, daily team meetings and work order distribution, completion and follow up prior to closing work orders in Facilities).
• Assist in hiring, developing, training and holding staff accountable to operating standards.
• Conduct and participate in weekly staff meetings.
• Responsible for preparing work schedules for maintenance staff and vendors to complete service requests, maintain the preventive maintenance program and overall curb appeal.
• Complete monthly building and unit inspections to ensure property is maintained to operating standards.
• Review third party property inspections to resolve maintenance repairs.
• Maintain working knowledge of all maintenance programs and capital improvement projects.
• Solicit bids from contractors with approval from the Property Manager and Regional Maintenance Manager.
• Direct employees daily work activities
• Participate in on call activity during and off hours, emergencies and hands on maintenance activity.

Requirements

• High school diploma or GED equivalent.
• 3-5 years of relevant work experience.
• Minimum of 1 3 years' experience supervising a team.
• Skilled in electrical, plumbing, appliance repair, HVAC, and carpentry.
• CAMT certification.
• Experience in managing a team of 4+ employees.
• Experience with computer systems, particularly Microsoft Office Suite.
• Knowledge of job concepts, practices, policies, and some understanding of budgets.
• Previous experience working with vendors.
• Solid verbal and written communication skills.
• Ability to work with a diverse group of people and personalities.
• Flexibility and adaptability to changing situations and priorities.

Preferred Qualifications

• Vocational or technical training.
• HVAC, asbestos, or lead-based paint certifications.
• Experience with REAC and MOR inspections.
