The POM Supervisor plays a critical leadership role at Sun Outdoors Myrtle Beach, overseeing the day-to-day maintenance, repair, and operational upkeep of the resort's buildings, cottages, amenities, grounds, and infrastructure. This hands-on position ensures a safe, clean, and well-functioning environment for guests and team members while providing leadership and support to the POM team.
Key Responsibilities:
- Maintenance Operations
- Supervise, assign, and assist in the completion of maintenance tasks including HVAC, plumbing, electrical, carpentry, landscaping, and general repairs across resort facilities.
- Maintain all resort amenities including pools, comfort stations, laundry facilities, roadways, playgrounds, and other infrastructure to ensure guest satisfaction and safety.
- Coordinate and conduct routine inspections of buildings, equipment, and public areas to identify and correct hazards or deficiencies.
- Team Leadership & Scheduling
- Lead, train, and support the POM team in daily operations, safety procedures, preventative maintenance, and emergency response.
- Develop and manage maintenance schedules and work orders to ensure timely and efficient completion of tasks.
- Provide performance feedback and assist with training and disciplinary actions in partnership with Engineering Manager.
- Vendor & Inventory Management
- Coordinate with outside vendors and contractors for specialized repairs or services, ensuring work meets safety, quality, and budget standards.
- Maintain an organized inventory of tools, supplies, and parts; monitor stock levels and reorder as necessary.
- Compliance & Safety
- Ensure compliance with all local, state, and federal regulations regarding health, safety, and building codes.
- Promote and enforce safe work practices among team members; respond to emergencies as needed (e.g., weather events, system failures).
- Administrative Duties
- Document work orders, inspections, vendor invoices, and safety reports accurately and timely.
- Assist in managing departmental budget, tracking expenses, and controlling costs.
- Miscellaneous
- Other duties as assigned by supervisor.
Qualifications:
- 3+ years of experience in property maintenance, facilities management, or a similar role, preferably in hospitality or RV resort settings.
- 1-2 years of leadership or supervisory experience required.
- Working knowledge of basic electrical, plumbing, HVAC, and pool systems.
- Ability to read technical manuals, safety guidelines, blueprints, and maintenance plans.
- Strong organizational, communication, and leadership skills.
- Proficient in using work order systems and basic computer applications (email, spreadsheets, maintenance software).
- Valid driver's license and ability to operate golf carts, utility vehicles, and light machinery.
Working Conditions and Phyiscal Demands:
- The role requires a combination of office-based work and outdoor tasks, such as, conducting inspections, making repairs, working with contractors to obtain estimates, and involves frequent outdoor work in varying weather conditions.
- Must be able to lift 50 lbs, climb ladders, bend, kneel, and stand for extended periods.
- Must be available to work weekends, holidays, and participate in on-call rotations as needed.
