PRIMARY PURPOSE

The Maintenance Engineer I within the Facilities Services department reports directly to the Trades Manager. This role is primarily responsible for performing skilled maintenance and repair services in mechanical, electrical, plumbing, HVAC, and refrigeration systems to ensure the efficient operation of Lewis & Clark College's facilities. Possesses expertise in air handling units, boilers, plumbing systems, and basic mechanical refrigeration, along with strong organizational and recordkeeping skills. This individual must excel at troubleshooting, adhering to safety protocols, and maintaining accurate documentation of work performed and materials using computer software programs.

TEAMSTERS LOCAL UNION NO. 305 - This position is represented by the Lewis & Clark College Teamsters Local Union No. 305 (Affiliated with the International Brotherhood of Teamsters).

ESSENTIAL DUTIES

Maintenance and Repair

  • Perform skilled reactive and preventive maintenance along with repair of mechanical systems including but not limited to:

    • HVAC, air handlers, supply, return and exhaust fans, direct exchange refrigeration systems, motors, pumps, and VFDs.

    • Boilers including low-pressure steam, atmospheric and condensing boilers systems up to 16 million BTUs.

    • Electrical and gas fueled mechanical systems and fireplaces.

  • Plumbing for hydronic heating hot water and domestic hot water systems.

  • Maintain and repair plumbing fixtures including showers, lavatories, urinals, and toilets using both tank and flushometer.

  • Install, modify, and test mechanical and plumbing systems to meet proper operational and safety standards.

  • Record and report equipment condition assessments on all equipment assets when performing maintenance.

Safety and Compliance

  • Adhere to safety protocols and standards to ensure a safe working environment for all personnel.

    • Including lock out tag out, PPE to include respirators, confined space, fall hazard.

  • Conduct regular inspections of equipment to identify potential hazards or areas requiring repair or servicing.

  • Follow all applicable safety measures, codes, and regulations in performing maintenance and repairs.

  • Participate in mandatory safety training sessions weekly and monthly for safety fundamentals and to stay current with industry safety practices and standards.

Administrative Support

  • Assist with cost estimates, tool requirements, and material lists for repair and maintenance projects.

  • Assist in procuring supplies and materials, ensuring availability for scheduled maintenance and repairs.

  • Maintain effective communication with team members and supervisors regarding project updates and requirements.

Recordkeeping

  • Document labor, materials, and equipment costs for assigned tasks using designated Computerized Maintenance Management Software (CMMS) to include work order and asset inventory.

  • Update maintenance logs and records in CMMS to ensure accuracy and facilitate reporting.

  • Track inventory levels of tools and equipment to maintain operational readiness.

Collaboration and Teamwork

  • Collaborate with other team members to complete complex repair and maintenance tasks efficiently.

  • Provide assistance to support larger engineering projects as needed.

  • Participate in training and skill mastery to stay up to date with industry terms, best practices, and equipment technology.

KNOWLEDGE, SKILLS, ABILITIES, & BEHAVIORS
  • Proficient knowledge of mechanical, electrical, HVAC, plumbing, and refrigeration systems, including the ability to troubleshoot and maintain air handling units, boilers, and plumbing fixtures.

  • Excellent skills in using diagnostic tools such as multi-meter, hand tools, and power tools to perform repairs and installations effectively.

  • Superior ability to adhere to safety standards and protocols, ensuring a safe and compliant working environment for all personnel.

  • Strong organizational skills to accurately document maintenance tasks, labor, and material costs using recordkeeping software and tools.

  • Proficient use of maintenance-related software and systems to track work orders, inventory, and equipment logs.

  • Excellent communication and teamwork abilities to collaborate effectively with colleagues and supervisors on maintenance projects and daily operations.

  • Ability to work independently with autonomy to make decisions for repairs safely and reasonably.

  • Excellent prioritization skills to balance work urgency and communicate field decisions.

REQUIRED EDUCATION / EXPERIENCE
  • High school diploma or equivalent.

  • Minimum of 3 years of commercial experience in mechanical, electrical, HVAC, plumbing, or refrigeration maintenance.

  • Valid drivers license.

  • Completion of vocational or technical training, apprenticeship in a related field (e.g., mechanical systems, HVAC, plumbing).



PREFERRED EDUCATION / EXPERIENCE
  • Associate degree in facilities maintenance, engineering, or a related field.

  • Certification in HVAC (e.g. EPA Section 608 Technician Certification).

  • Building Operators Certificate level 1.

  • Experience with maintenance management software such as CMMS.

  • Familiarity with energy-efficient and sustainable building maintenance practices.

PHYSICAL REQUIREMENTS
  • Must be able to work in a stooped, kneeling, crouched, or squatting position as needed to perform assigned tasks.

  • Must be able to lift and carry up to 50 pounds of weight repetitively over 30 minute periods; and must be able to carry up to 25 pounds of weight repetitively and continuously (over the course of a 7.5 hour shift with rest and meal periods as defined by the Labor Agreement).

  • Must be able to effectively and safely manipulate the tools and equipment used in assigned tasks.
