Senior Facility/Building Maintenance Technician

SUPERVISION RECEIVED AND EXERCISED
Receives general direction and supervision from the Building Superintendent and Public Works Director and provides lead supervision of the Facilities Maintenance staff.Participate in evaluating the activities of staff by prioritizing work orders, recommending improvements, and modifications. Develop schedules and methods to accomplish assignments, ensuring the work is completed in a timely and efficient manner.
Inspect and diagnose, operate, repair, install and perform major overhauls to heating, ventilation, air conditioning and equipment, including but not limited to boilers, chillers, air handlers, air purifiers and scrubbers, cooling towers, heat exchangers, mixing boxes, furnaces, water heaters, pumps, valves, piping, ducting, control and chemical treatment systems and similar equipment.
May be assigned to coordinate and inspect the work of others.
Provide and coordinate staff training; work with the Building Superintendent to correct deficiencies.
Participate in custodial work, including buffing, stripping, or waxing of floors; cleaning carpets; performing room set up for meetings; and cleaning roof drains on occasion when needed.
Perform skilled maintenance and preventative maintenance on City facilities and equipment.
Assist in coordinating and implementing HVAC and other capital preventative maintenance programs with the Building Superintendent.
Perform repairs including toilet flushing mechanisms, sink plumbing, cabinetry, damaged walls and building exteriors, exhaust fans, doors and door hardware, desks and desk hardware, minor roof repairs, custodial equipment, and other items as needed.
Install, assemble, and/or remove equipment and other items, such as restroom dispensers, toilets and other fixtures, seasonal decorations, bulletin boards, pictures, non-skid tape on stairs, furniture, and other items as needed.
Open or lock facilities and make keys when requested; move furniture, equipment, and related items.
Paint over graffiti and paint other items as needed; clean awnings and perform pigeon control measures.
Replace light bulbs and fixtures, ceiling tiles, door closers, drinking fountain and ice machine filters, locks, signage, electrical outlets and switches, and related items as needed.
Perform boiler maintenance; maintain fire extinguishers, including recharging; recoat hardwood floors.
Perform moderately complex remodeling projects as assigned.
Prepare paperwork and maintain records related to assigned tasks as requested.
Assist with the department needs during budget development.
Assist in handling complaints and recommend corrective action to the Building Superintendent.
Perform routine maintenance work in the care of tools and supplies.
Build and maintain positive working relationships with co-workers, other City employees, and the public using principles of good customer service.

Practices and techniques of preventative maintenance and installations, replacements, repairs, remodeling, and the assembly of a wide variety of equipment and materials.
Plumbing and electrical fixture troubleshooting, installation, and repairs.
Occupational hazards, safe work environments and standard safety practices.
Pertinent federal, state and local laws, regulations and ordinances.
Basic mathematical principles.
Ability to:
Effectively operate, maintain, and repair heating, ventilation, air conditioning, and equipment.
Prepare and present clear and concise oral and written reports.
Provide technical and functional supervision over assigned staff; effectively train staff.

Experience and Education
Any combination of experience, training, and education which would provide the required knowledge and abilities is qualifying. A typical way to obtain the required qualifications would be:
Experience:
Completion of state recognized accredited air conditioning/refrigeration mechanic apprenticeship program and one year of journey level experience maintaining and repairing commercial and/or industrial refrigeration, heating and related equipment, or a combination of education and/or additional work experience in this trade will be substituted for the apprenticeship program on a year-to-year basis.
Education:
Equivalent to the completion of the 12th grade.
License and Certificate
Possession of, or ability to obtain, an appropriate, valid California drivers license.
Ability to obtain a forklift certification within the first year of employment.
Possession of an EPA Universal HVAC certification within the first year of employment.
The application screening will involve a competitive evaluation of relevant education, training, and work experience, followed by a written examination and/or an interview before an Oral Board to identify the most qualified candidates. Meeting the minimum qualifications does not guarantee applicants an interview, and the screening committee's decision is final . Candidates deemed eligible for appointment to the position will be placed on the Citys Certified Eligibility List.
