The Maintenance Technician provides a positive tenant experience by ensuring that tenant units, vacant units, and CHN facilities operate safely and efficiently. This role performs preventative maintenance and repairs as part of an assigned team and portfolio, responding promptly to work orders, property needs, and requests from team members.

 

Responsibilities include:

  • Preventative Maintenance and Repair- Apply trade skills in plumbing, electrical, HVAC, carpentry, painting, and landscaping to complete quality repairs, maintain CHN properties, and ensure tenant satisfaction. Complete and track work orders in Yardi, address tenant concerns professionally, coordinate vendor activity, and help uphold CHN’s property and service standards.
  • Inspection and Unit Turns- Conduct routine property inspections, support eviction set-outs, and ensure timely delivery of maintenance notices. Inspect units for move-outs to ensure compliance with CMHA, city code, and ADAMH fire, life, and safety standards; complete unit turns by expected deadlines and accompany CMHA inspectors on move-in inspections, addressing required repairs.
  • Inventory- Manage truck stock and ensure inventory items are accurately added to work orders. Collaborate with the inventory coordinator to order specialty items as needed to support timely and efficient maintenance operations.
  • Safety and Compliance- Maintain compliance with OSHA and CHN safety programs, Fair Housing, and HUD standards while identifying and reporting safety hazards. Participate in on-call emergency rotation and complete administrative tasks accurately and on time, including work order documentation, inventory and mileage logs, and meeting policy deadlines.

Qualifications

  • High School Diploma or Equivalency required.
  • 1-2 years of experience in apartment maintenance preferred
  • Experience in one or more trade areas of repair (general carpentry, plumbing, electrical, HVAC, appliances);
  • Personal vehicle for transportation of self and equipment/tools between properties
  • Valid Ohio driver’s license
  • Valid auto-insurance
  • Proficient in Microsoft Office Suite Products and ability to learn and adapt to changing technology utilized in role
  • Proficient skill in electrical, plumbing, HVAC, general carpentry, and appliance repair
  • Must be able to lift up to 50 pounds and work in various physical positions, including standing, bending, climbing, and kneeling.
  • Ability to operate hand and power tools commonly used in maintenance tasks.
