Performs routine and preventative maintenance, analyzes mechanical and/or electrical problems, and makes adjustments, repairs, replacements, or other corrective actions to ensure the continuous and safe functioning of equipment in the specified area of expertise.

Responsibilities

Operates, repairs, overhauls, services, and maintains equipment in the area of HVAC.

Performs regularly scheduled preventive maintenance work on equipment.

Helps in designing and implementing mechanical or electrical alterations to new and existing equipment in order to improve efficiency, performance, and/or extend the life of equipment.

May ensure that equipment meets all regulatory compliance requirements mandated by local, state and federal agencies.

Maintains clean equipment rooms and other areas.

Maintains equipment performance and repair records.

If lead worker status is assigned, may give work direction, establish priorities, or instruct Systems Maintenance Mechanics or other personnel.

Minimum Qualifications

Depending on the area of assignment, three years of maintenance and repair experience, or equivalency, in one or more of the following areas is required: pipefitting; heating, air conditioning, or equivalency (one year of education can be substituted for two years of related work experience), and steam-operated systems; pneumatic and electronic building control systems; plumbing and refrigeration systems; commercial/industrial laundry equipment; sterilizing equipment; gas/diesel engines and generators; kitchen and cafeteria equipment; mechanical and electrical troubleshooting; and welding. The ability to respond appropriately to emergency situations, effective human relations and communications skills, and demonstrated computer proficiency essential.

Incumbents who specialize in refrigeration and air conditioning systems must complete a two year vocational schooling program; possess Environmental Protection Agency certification with a Universal permit to handle refrigerants; and demonstrate a high level of technical expertise. A boiler license may be required for some positions.
