Description
We are seeking an experienced and proactive Facilities Manager to oversee maintenance, repairs, and capital improvement projects across Cochran-owned properties in the Pittsburgh, PA and Boardman, Ohio areas. This role is responsible for ensuring facilities are safe, maintained to company standards, and operating efficiently while managing vendors, internal technicians, budgets, and coordination efforts. This position requires problem-solving skills, hands-on experience in a broad range of maintenance tasks, attention to detail, and the ability to work effectively within a team.
Our business is rapidly growing, and we need quality-minded candidates with a great work ethic. This is a Monday through Friday position with occasional off-hours work required for special projects and emergencies. Position Responsibilities - Repair and Maintenance Work Order System:
Manage the Work Order System. Develop processes to receive, review, and dispatch Cochran's Subcontractors or technicians while working with Cochran's Project Coordinator.
Assist with field investigations prior to dispatch and review completed work to determine if additional work is required.
Experience with Corrigo Work Order System is a plus but notrequired.
Manage 3rd party vendors, including costs, vendor territories, and emergency contact lists.
Assist with Emergency Work Orders and develop an on-call schedule with the Real Estate Team.
Manage the existing preventative maintenance programs and make recommendations for areas to expand or adjust.
Position Responsibilities - Internal Technicians Team:
Oversee the field technicians and develop new hires as needed.
Expand the scope of work completed by internal field technician and assist with training as needed.
Develop internal Preventative Maintenance Tasks.
Assist Technicians and Real Estate Team for special projects that require additional support to complete or investigate issues.
Position Responsibilities - Project & Budgets Management, Inspections, and Support:
Assist with developing the Yearly CAPEX Budget for Key Asset Projects based on the work order system and site inspections. Obtain bids and manage project execution.
Develop and manage the repair and maintenance Budgets with the assistance of accounting and the Real Estate Team.
Manage the Real Estate team's warehouse for attic stock materials and equipment to utilize for future work orders.
Work with Operations and the internal tech team to prepare sites for scheduled work or team member relocations.
Complete building inspections for key assets, building standards, and safety issues.
Assist with building inspections for potential acquisitions
Assist with EV Charging troubleshooting
Assist with field mapping of equipment and key assets for assisting with R&M work.
Physical work will be required for troubleshooting issues, setting a ladder for roof access, or assisting with emergencies.
Qualifications
Minimum of 5+ years of experience in a similar facilities management role
Experience managing multiple sites or a regional territory preferred.
Experience with facilities work order systems
Proven ability to manage vendors and negotiate contracts
Ability to read and accurately interpret blueprints, manuals, and technical drawings
Ability to work at heights using ladders, scaffolding, or lifts
Strong organizational, communication, and problem-solving skills
Strong basic computer knowledge
Background and experience in general maintenance
Good basic understanding of electric, HVAC, and plumbing
Must have a valid driver's license, and maintain an acceptable, safe driving record
Must be able to physically lift and carry up to 50 pounds
Certification in various OSHA specific safety training preferred
