JOB SUMMARY
The Facilities Technician is responsible for maintaining and overseeing the day-to-day operations of the Corporate Oaks office complex as their primary assignment. Greenleaf Capital manages a diverse real estate portfolio in the Tampa Bay and surrounding areas, and this role may require providing support or coverage for other facilities and technical needs across various properties as deemed necessary.
ESSENTIAL FUNCTIONS
- Receives work assignments from the Building Manager or the Director of Facilities.
- Performs daily facility inspections to identify immediate and long-term deficiencies of the facility and its systems.
- Responsible for developing and executing maintenance plans and supervising workflow.
- Prioritizes corrective maintenance issues as they arise in conjunction with managing and prioritizing work orders.
- Oversees the maintenance of parking areas, sidewalks, and common areas.
- Performs other related duties as assigned.
REQUIRED SKILLS & EXPERIENCE
- 5 years minimum experience in facilities/maintenance
- Must have reliable transportation and be available to report to work in emergency situations
- Must employ security consciousness and be highly observant
- Must be able to work in all weather conditions
- Must be capable of effectively communicating with and managing vendors as needed
- Must have hands on approach to projects with team player mentality
- Possess ability to solve problems and communicate effectively
- Possess good time management skills
- Knowledgeable in electrical and carpentry repairs
- Have a positive attitude toward work and coworkers
- Ability to follow instructions and prioritize tasks
- Ability to troubleshoot HVAC, plumbing, and electrical issues.
- Knowledge of materials and finishes such as drywall, paint, wood working, fencing, doors, concrete, and various roof systems
EDUCATION & TRAINING
- High school diploma or GED required
- 5 years' experience in facilities and operations minimum
LICENSES OR CERTIFICATIONS
Valid driver's license
WORK ENVIRONMENT
This is an onsite position, five days a week, aside from holidays and paid time off, at the Corporate Oaks Office Complex, 5405 W Cypress Street, Tampa, FL 33607. Some work may be required at any of the other Greenleaf Capital buildings in Tampa, as directed. The work environment characteristics described herein are representative of those encountered by an employee while performing the essential functions of this position. In the course of these duties, the employee will frequently work near moving mechanical parts, at elevated or potentially hazardous heights, and in outdoor weather conditions, which may include exposure to wet, humid, cold, or hot environments, as well as potential risk of electrical shock. The employee may also be occasionally exposed to fumes or airborne particles, with appropriate use of personal protective equipment (PPE). Noise levels in the work environment may vary and can be loud at times.
PHYSICAL DEMANDS
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Walking and standing for long periods of time are regularly required when performing duties. The employee frequently is required to reach with hands and arms; climb; balance; stoop, kneel, crouch, or crawl in a confined space. The employee must regularly lift up to 25 pounds, while adhering to safe practices including safety courses. Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception, and the ability to adjust focus; therefore, the applicants must have 20/20 vision or wear glasses/contacts that bring their vision to 20/20.
