Job Summary
We are hiring an Assistant Maintenance Manager for a direct hire opportunity supporting a small portfolio of apartment communities in Renton, WA. This is an excellent role for a hands-on maintenance professional who enjoys leading from the field, solving problems, and making sure work is completed safely, correctly, and with a quality finish.

The Assistant Maintenance Manager will help lead a crew of maintenance technicians while staying actively involved in apartment maintenance, repairs, unit turns, and preventive maintenance.

You will be trusted to guide a team, make smart repair decisions, communicate professionally with residents, and take ownership of the condition and performance of the properties.
Key Responsibilities
- Perform and oversee hands-on apartment maintenance, including light plumbing, basic electrical repairs, drywall, painting, flooring, appliances, water heaters, and general repairs.
- Supervise daily maintenance operations, assign work to technicians, inspect completed work, and ensure jobs are done correctly the first time.
- Lead, coach, and motivate a team of 6 to 7 maintenance technicians while maintaining productivity, safety, and accountability.
- Respond to resident service requests, maintenance emergencies, and unit turn needs in a timely and professional manner.
- Coordinate preventive maintenance and help identify long-term repair needs for older apartment properties.
- Determine when repairs can be completed in-house versus when outside vendor support is needed.
Compensation and Benefits
- Salary range: $60,000 to $78,000 per year.

Required Qualifications and Skills
- Support maintenance operations across a small portfolio of apartment communities.
- Lead daily work assignments, crew productivity, service request completion, and repair quality.
- Perform hands-on maintenance repairs while supporting unit turns, emergencies, and preventive maintenance.
- Help evaluate repair needs and determine when vendor support is appropriate.
- 3+ years of hands-on apartment, facilities, or trades maintenance experience.
- Prior crew leadership, lead technician, or supervisory experience is required.
- Ability to manage, motivate, and hold accountable a maintenance team of 6 to 7 technicians.
- Strong skills in light plumbing, basic electrical, drywall, painting, basic carpentry, and general apartment maintenance.
- Experience with appliance repairs, flooring, water heaters, and unit turns is strongly preferred for success in the role.
- Finish-oriented mindset with the ability to complete repairs that function properly and look professional.
- Strong troubleshooting skills and the ability to solve unexpected maintenance issues, especially in older properties.
- Proven dependability, accountability, and ability to take ownership of assigned work.
- Professional communication skills with residents, team members, vendors, and leadership.
- Valid drivers license and reliable transportation are required.
- Must own basic hand tools.
- Must be able to pass a background check. No theft or violent offenses. A single past DUI may be acceptable, but repeat DUIs are not.
Preferred Qualifications
- Experience maintaining older apartment communities or aging building systems.
- Prior experience supporting multiple properties or a small property portfolio.
- Ability to train less experienced technicians and set clear standards for quality and safety.
- Interest in growing into a higher-level maintenance leadership role over time.
