Primary Purpose of the Organizational Unit:

Facilities Operations has the responsibility of providing a wide range of services to all administrative departments, student programs, and all academic schools and departments. Services include all aspects of corrective and preventive maintenance, operations, grounds maintenance, housekeeping, utility infrastructure maintenance and operations, business operations, safety, regulatory compliance, project management, and renovations. These duties are conducted for a campus consisting of 100 buildings totaling 6 million gross square feet on 265 acres..

Position Summary:

The primary purpose of the Plumbing Supervisor is the supervision of the plumbing and steam distribution crew of the Utilities Division. The position supervises and coordinates the operation of the combined plumbing and steam shop with responsibility for all campus plumbing and steam distribution operations. This position is responsible for both preventive and corrective maintenance (and associated records and reports) on the campus water and steam distribution systems.

This is a mandatory position as defined in the Adverse Weather and Emergency Event policy.

Minimum Qualifications:

HIGH SCHOOL DIPLOMA OR EQUIVALENCY AND TWO YEARS OF EXPERIENCE IN TRADE AREAS ASSIGNED; OR EQUIVALENT COMBINATION OF TRAINING ANDEXPERIENCE.

Additional Required Certifications, Licensures, and Certificates:

NC Plumbing or Technician License
Backflow certification
Valid drivers license

Preferred Qualifications:
  • Licensed plumber and certified in backflow testing, with a minimum of 5 to 7 years experience in same and 3 to 5 years experience as a supervisor in plumbing or steam.
Alternate Option:

Key Responsibility:

Installation, Maintenance, and Operation of Plumbing and Steam System

Essential Tasks:
  • Conducts routine inspections to determine condition and needs.
  • Analyzes condition of campus water, sewer, and steam systems.
  • Trouble shoots distribution problems.
  • Initiates required repair activities and necessary funding requests.
  • Maintains accurate repair records and repair history on steam, water, and sewer distribution devices.
  • Conducts EPA-mandated inspections and submits required reports to management.
  • Perform annual back-flow inspections for the 3 types of back flow protection devices (Reduced Pressure, Pressure Vacuum and Double Check back flow devices) on the campus so we can provide the required inspection reports to the authority having jurisdiction (City of Greensboro).

Personnel Management/Supervision

Essential Tasks:
  • Reviews position descriptions and applications, interviews and recommends candidates.
  • Provides counseling and discipline where appropriate.
  • Arranges routine tests and inspections of equipment under his responsibility.
  • Determines the need and provides necessary training for Plumbing Shop personnel.
  • Monitors and allocates manpower and determines funding requirements for projects assigned for the Plumbing Shop for accomplishment.
  • Continually contacts members of the University community to ensure a high level of customer service and satisfaction.
  • Conducts safety training weekly and ensures appropriate safety precautions and regulations are observed at all times. Arranges annual safety training that is required by assessment and provides records.
Key Responsibility:

Preventative and Corrective Maintenance

Essential Tasks:
  • Oversees and continually evaluates installed equipment and initiates corrective maintenance actions. Schedules preventive actions as dictated by equipment condition.
  • Performs workload balancing.
  • Inventories new or renovated buildings for equipment additions, assigns equipment identification codes and provide relevant information to facilitate verification and updating of PM database.
  • Identifies PM schedules for each equipment item and ensures scheduled maintenance actions are completed as scheduled.
  • Prepares and submits required PM reports and records.
  • Continually studies the PM program and recommends changes to improve and enhance the program as it applies to system repairs.
  • Performs tasks associated with renovations, new installations, and repairs.
  • Determines need for and institutes equipment surveys.
  • Maintains cleanliness of Plumbing shop and associated equipment rooms, and campus manholes.
  • Implements changes and updates to the program.

  • Installation of plumbing systems from own design or designs of others.
  • Conducts inspections of new construction or renovation projects performed by others.

  • Directs the actions of in-house personnel to ensure plans and specifications are complied with.
  • Maintains time and materials records and submits required reports upon completion of the project to ensure appropriate billing and historical accuracy.
